Brief description

XVIII century villa with towers for sale within the fortifications of Conegliano Castle. The property, surrounded by grounds of around 4.700 sq.m with pool, also comprises the caretaker’s lodge, a restored, undecorated part of the ancient fortress and two garages.

Geographic position

Villa nel Castello, a period residence with around half a hectare of private grounds, is situated in the heart of Conegliano, within the fortifications of its ancient castle.

Conegliano stands in a strategic location, in the Land of Prosecco, at the base of the Trevigiane Pre-alps in a hilly landscape dotted with medieval castles, ancient churches and abbeys, period villas and picturesque villages.

Treviso (35 km) and its airport (40 km) are a little over half an hour’s drive away, while Venice (65 km) and Marco Polo International Airport (55 km) can be reached in around three quarters of an hour.

By means of the nearby A27 and A28 motorway links (7 km away), it is also easy to reach some of the best ski resorts in Northern Italy, such as Cortina d’Ampezzo just 100 km away (an hour and a half by car), and beach resorts such as Jesolo and Caorle, both 65 km away (a little under an hour by car.)

Description of buildings

The property comprises the main Villa, the caretaker’s lodge, the Castle with medieval tower and a garage, surrounded by 4.700 sq.m of grounds with swimming pool.

 

Main Villa (around 483 sq.m)

The main Villa is an example of classic architecture and is very symmetrical, dating from the XVIII century and having been restored at the end of the 1960s.

The building is in good condition but the appliances certainly require an upgrade in order to ensure maximum comfort.

The building has three floors above ground, plus the basement floor and the classic ‘dovecote,’ found in the highest part of the tower and currently used as a studio, from which it is possible to enjoy a panoramic view from the Grappa mountain to the Adriatic in the distance.

On the ground floor of the villa there is the main entrance to the property, which is accessed by a short double staircase.

From the entrance hall, a solid wood staircase leads to the upper floors, while the two sides of the property comprise: to the left a large living room with original stone fireplace and a storeroom; to the right a pretty dining room, and through from there the large kitchen with pantry with service door to the outside.

Also in the entrance hall, under the wooden staircase, there is a small guest bathroom for the living area.

On the next floor, there are two large suites, each with private bathroom and one with walk-in wardrobe. The bedrooms also benefit from outdoor access: the first onto a small balcony, and the other onto a large panoramic terrace.

 

 

Further upstairs, there are three more bedrooms and a bathroom.

Also on this level, there is another bedroom/studio, with stairway to the tower, perfect as a studio, games room or library.

The basement floor is used for the utility areas and the laundry.

 

 The Caretaker’s Lodge (around 83 sq.m)

The caretaker’s lodge is not far from the main building and comprises: spacious entrance hall, kitchen, guest bathroom and double bedroom with en-suite bathroom, plus another guest bathroom for the nearby swimming pool and the utility areas.

 

The Castle with medieval tower (around 476 sq.m) restored and undecorated.

Adjacent to the villa there is the most ancient part of the property, which formed part of the original XI century fortress with a watchtower over one of the city gates.

This part of the building was subject to restoration in the mid-90’s and has been left undecorated.

 

The property has three floors plus the tower, which has a stunning view of the surrounding landscape. On the ground floor there is a large garage and a storeroom, with stairway to the floor above.

On the first floor, there are plans for a pretty living area with kitchen and dining room, a sitting room/hallway and a bedroom with en-suite bathroom.

From this level there is access to a large terrace, to the foot of the medieval tower,  and to a porch area with two adjacent rooms which could be used as a studio and/or games room.

On the floor above there are another two bedrooms with private bathroom and a hallway/sitting room with spiral staircase leading to the tower, an ideal place to convert into a studio/games room.

 

Garage

In addition to the garage inside the Castle, there is a further garage, measuring 68 sq.m in total; this brings the total number of covered parking spaces on the property to 6. 

State and finishing

Villa nel Castello has retained the majority of its original period features. The main Villa is structurally in perfect condition, however renovation of the appliances (electric and sanitation) would be beneficial. This would provide the property with something ‘extra’ in terms of comfort, without damaging the picturesque architectural features, which are made from iron and period Palladian stone, or the decorative elements which fit in perfectly with the style and history of the property.

The most ancient part, however, which comprises the Castle with medieval tower, has been restored but undecorated, so requires all those elements which would make the property liveable (appliances, fixtures, finishings etc.) 

External areas

One of the best features of the property is certainly its grounds: measuring around 4.700 sq.m, with ancient trees and blooming flowerbeds, they are in perfect condition and, thanks to the ancient walls which surround it, benefit from complete privacy and a pleasant view of the city and the surrounding hills.

In addition, vary rate for a property of this type, there is the large open-air swimming pool.
