Geographic position

Situated in the heart of Spoleto, one of Umbria’s most beautiful cities of art, famous for its Festival of Two Worlds, “Il Duca” is a picturesque apartment close to the main street, between the Duomo and Piazza del Mercato.

The apartment is in the centre of Spoleto, one of the prettiest art cities in Umbria and home of the famous Festival of Two Worlds. The apartment is in the cities most prestigious areas, near to the main street (Corso Mazzini) and a stone’s throw from the Duomo and Piazza del Mercato.

The apartment is on the edge of Corso Mazzini, at the start of the pedestrianised area and in a great location which is both accessible and quiet (you can drive as close as 20 metres from the apartment.)

Access to the moving walkway which connects the large car park at Posterna directly to Piazza Pianciani is extremely convenient, with an exit just 50 metres from the apartment.

 

Spoleto’s historic centre is one of the liveliest in Umbria, with cultural events throughout the year, especially in summer.

 

One of the things that makes Spoleto unique is the ability to get to Monte Luco directly from the city centre: in just 5 minutes from the apartment, there is an ancient trail known as the Giro dei Condotti, a stunning walkway through the quiet, green countryside, accessible by crossing the Ponte delle Torri which connects the mountain to the city centre.

 

Spoleto is also an ideal geographical starting point for visiting all of Umbria’s other cities of art including Spello, Assisi, Perugia, Todi and Orvieto, as well as Rome and Florence, just an hour and a quarter and two hours away respectively.

The train station is just 15 minutes walk away from the apartment while the nearest airports, Perugia S.Egidio and Rome Fiumicino, are 45 minutes and under two hours away respectively.

The apartment is situated on the second floor of a historic palazzo, which has also been fully restored, and comprises living room with equipped kitchen area, one double bedroom and a bathroom with shower.
All the rooms have windows, including the bathroom.

State and finishing

The apartment has been beautifully restored retaining the original materials and characteristics.There are handmade tiles on the floors, the bedroom ceiling is wood beamed with reclaimed antique tiles, while the living area features a picturesque ceiling with wooden frames and antique bolts, painted ivory.
The kitchen has a brushed stone worktop and the shower in the bathroom is finished with Bisazza mosaic tiles.

Use and potential uses

“Il Duca” is an ideal investment apartment, which is already active on the international weekly rental market making an excellent income.
