Brief description
Apartment in the historic centre of Acqui Terme, with two floors, panoramic terrace and 4 balconies. Comprises large and picturesque living spaces with fireplace, two bedrooms and two bathrooms.
Geographic position
The apartment for sale is on the second and third floors of a period palazzo in the oldest part of Acqui Terme, with a panoramic view of the Monferrato hills.
It is situated in the centre of the city considered to be the ‘pearl’ of Alto Monferrato, an ancient and renowned spa town on the border of Liguria and Piemonte, in a central position in relation to some of North Italy’s major cities: Alessandria (34 km) and Asti (43 km) are just over half an hour away by car, while Genoa (73 km) and the Ligurian sea (52 km) can be reached in an hour, and Turin (113 km), Cuneo (129 km) and Milan (130 km) are less than two hours away.
The nearest airport is Genoa, about an hour away (65 km) while Turin (152 km) and Milan (Linate 142 km, Malpensa 156 km) can be reached in around an hour and a half.
Description of buildings
The apartment occupies the second and third (top) floor of a palazzo which was built in the 13th century and altered in the centuries that followed.
The second floor, which has a total surface area of 148 sq.m, comprises an entrance onto the living room, with exposed vaulted brick ceilings, two bedrooms, a walk-in wardrobe and a bathroom.
On the attic floor above, which has a surface area of around 62 sq.m, there is a large living area with kitchen island, dining and relaxation area with attractive two-sided fireplace, laundry room with toilet and shower, balcony and panoramic terrace with heated area in the centre.
State and finishing
The property, which is in good condition and was restored a few years ago, has natural oak parquet flooring in almost all areas, apart from the kitchen, living room and downstairs bathroom (which have tiled floors), and has vaulted ceilings or exposed beams.
There is an attractive spiral staircase up to the top floor, with natural oak steps and wrought-iron handrail and balustrade.
The doors and windows are wood with double glazing.
External areas
The apartment has three balconies, accessed from the bedrooms and living area and, on the top floor, a pretty panoramic terrace of 16 sq.m, ideal for outdoor dining, and another balcony.
Use and potential uses
The apartment would be perfect both as a permanent home or as a holiday apartment, thanks to its central location in relation to some of North Italy’s most important cities and within walking distance of the thermal baths.
