Brief description

Typical stone farmhouse of 652 sqm located in hilly position 4 km from Assisi with 5 hectares of land. Completely renovated with large living areas, 9 bedrooms and 12 bathrooms. Possibility to build a pool.

Geographic position

Assisi Country is located in the area most loved by tourists in the heart of Umbria, in a panoramic position on the hills overlooking the Subasio National Park. This ancient restored farmhouse has a gross surface area of 652 sqm and is surrounded by almost five hectares of land.

It is in an excellent position, less than half an hour by car from Perugia (23 km) and in a central position with respect to other important historical towns in the region, as well as other places of tourist interest: Trevi (38 km), Lake Trasimeno (42 km), Todi (52 km) and Spoleto (53 km) can all be reached in about 45 minutes.

The nearest airport is that of Perugia S. Egidio, just 15 km away, while the airport of Ancona is an hour and a half away by car (111 km). The international airports of Rome Ciampino and Rome Fiumicino are respectively 199 km and 213 km away.

Description of buildings

The house is spread over three levels and has a gross surface area of 652 sqm.

Currently used as an accommodation business, the ground floor consists of a large dining room, a kitchen and bathroom for service staff, a living room and four bedrooms, all with an en-suite bathroom and private entrance.

The first floor, which can be accessed via three external staircases, is divided into a studio apartment with a bathroom and a small terrace overlooking the valley and another four bedrooms with private bathrooms.

On the basement floor, in the lower area, a large lounge has been created with access to the garden. To the rear, there is a laundry room, a dressing room, a storage room and two bathrooms.

State and finishing

The property is in excellent condition.

The renovation was carried out to preserve the architectural features of the ancient farmhouse, with its stone exteriors and tiled roofs.

Inside, there are ceilings with beams and flat terracotta tiles, exposed stone walls and, in the lounge area of the basement floor, there are traditional small brick vaults.

External areas

Assisi Country is surrounded by approximately 5 hectares of private land. In the area around the house, a large part is a garden area, with trees, hedges and paths, as well as scenic areas in which you can relax, read or eat outdoors.

If desired, it would be possible to build a swimming pool, for which authorization has already been requested.

Use and potential uses

Assisi Country is currently used as an accommodation business and, considering the area in which it is located, which is particularly popular with Italian and foreign tourists, it would undoubtedly be advantageous to continue to exploit this potential.

Nothing prevents you, if desired, from using the property as a private residence for holidays or even as a permanent residence, thanks to its convenient location with regard to important towns like Assisi and Perugia, which are able to provide every kind of service.
