Brief description
Farmhouse in a panoramic, secluded location surrounded by two hectares of private land. Split into two adjoining apartments, with 4 bedrooms and 4 bathrooms, plus a study and living area with fireplace. Covered parking space. Opportunity to build a pool.
Geographic position
Il Casale dell’Artista is in an extremely private location on top of a small hillside in the rolling Umbrian hills.
Surrounded by over two hectares of private land, it has a beautiful panoramic view of the valley and of Todi, just 10 km away.
Its proximity to the E45 motorway also makes it easy to get to in under an hour from some of Umbria’s other important historic centres such as Spoleto (38 km), Orvieto (48 km) and Perugia (50 km) and in an hour and a half from Rome (123 km).
Perugia is the nearest airport, 52 km away (three quarters of an hour’s drive) while Rome Ciampino (139 km) and Fiumicino (156 km) airports are around 2 hours away.
Description of buildings
The farmhouse has two floors, measuring 450 sq.m in total, plus two porticoes measuring 25 and 33 sq.m and a 10 sq.m panoramic terrace.
The two floors currently house two separate apartments which are connected by an indoor spiral staircase.
The main apartment is on the first floor and is accessible via an outdoor staircase typical to old Umbrian country houses, which ends at the pretty terrace measuring 10 sq.m with a view of Todi and the surrounding hills. Inside there is a large sitting room, the dining area with fireplace and built in kitchen, another kitchen, the study/bedroom, two bedrooms and two bathrooms.
The apartment on the ground floor comprises the living area with spacious kitchen and the living room with fireplace, the sitting room, one bedroom with private bathroom, another bathroom, the cellar and the central heating.
Outside there are two porticoes measuring 25 and 33 sq.m, the largest of which is used as a covered parking space.
State and finishing
The farmhouse is in good general condition: created from the refurbishment of a rural building from the 1600’s, it was restored around 20 years ago and has been maintained over the years.
The outside features exposed stonework while the roof is tiled, and inside there are wood beams and tiled ceilings.
External areas
The property includes over 2 hectares of private land, on which it would be possible to build a swimming pool (after obtaining the required planning permission.)
The area surrounding the house is used as a garden, with several fruit and olive trees, while the rest of the land is woodland.
Use and potential uses
The property, easily accessible from Rome and Perugia (and their respective airports), is ideal for those in search of a holiday home in a secluded location surrounded by nature, which could be used for two families, due to the fact that it is split into two separate apartments.
In addition, its proximity to Todi and some of Umbria’s other important historic centres make the farmhouse perfect for those searching for an investment property which could be entirely or partially let for short periods.
