Brief description

Farmhouse with pool, olive grove and garage, in a panoramic location between the hills of Le Marche and less than an hour from the sea. Measuring around 485 sq.m over 3 floors, plus a wine cellar in the basement, features large and bright living spaces, 4 bedrooms (could be extended to 5) and 5 bathrooms. Around 1 hectare of private land.

Geographic position

Casale Green Garden is situated in the rolling hills of Le Marche, in a secluded, panoramic location halfway between the two picturesque villages of Loro Piceno (5 km) and  Massa Fermana (4 km).

The Adriatic sea (45 km) and the magnificent peaks of the Sibillini mountains are less than an hour away, while in around half an hour, you can be in Tolentino (21 km) or Fermo (30 km).

The nearest airports are Ancona (93 km) and Perugia (114 km), an hour and an hour and twenty minutes’ drive away respectively.

Description of buildings

Casale Green Garden has three floors (plus the cellar in the basement), and measures 485 sq.m in total.

The main entrance to the house can be found under a pretty portico overlooking the pool, where there is a traditional wood-burning stove.

Inside, there is a spacious, bright and welcoming living area, well-appointed dining kitchen, 4 bedrooms with en-suite bathrooms, and a further two living spaces on the first and second floors, one of which could be converted into another bedroom.

In the basement, there is a beautiful wine cellar.

Included in the sale price, there is another building at basement level, which houses a large storeroom for garden equipment, laundry room, bathroom, garage and woodhouse.

State and finishing

The restored farmhouse still has the architectural features common to traditional country houses in this region, with exposed brick exterior and tiled roof.

The interior features traditional, high-quality finishings: tiled floors, exposed beams and tiled ceilings, large arches that separate the rooms in the living area and several walls with exposed brickwork.

The large fireplace in the ground-floor sitting room and the wood-burning stoves in the living areas on the first and second floors come together to create a warm, welcoming atmosphere.

External areas

The farmhouse is surrounded by around 1 hectare of land with a small olive grove (25 trees) and an orchard with fig, mulberry, walnut and pear trees.

The land is fenced and has high hedges that guarantee privacy and seclusion.

The large pool (18x4 metres) has a stunning view of the countryside and is surrounded by a spacious solarium, with a pretty terraced and paved area next door for sunbathing or relaxing while enjoying the view.

Use and potential uses

The location, less than an hour from the sea and the Monti Sibillini National Park, and the size of the house, combined with the presence of the swimming pool, make this the perfect house for those looking for an Italian holiday home to spend long periods relaxing or going on excursions and day trips to discover some of Le Marche and Umbria’s most famous historic centres, along with those of the surrounding regions.

If desired, it would also be possible to earn an income from the property by renting it out on the international market for weekly holiday lets, while not in use.

The Marches

The Marches - Italy

Neighboring regions:  Tuscany, Umbria, Lazio, Emilia-Romagna, Abruzzo, Adriatic Sea and the Republic of San Marino

Main centers:  Ancona, Pesaro, Senigallia, Sirolo, Fano, Urbino, Gabicce Sea, Numana, San Benedetto of Tronto.

Characteristics: situated on the eastern side of Central Italy, the Marche region is overlooking the Adriatic Sea.

The Marche is known and appreciated for the beauty of the coasts (180 miles of coastline) with some fine sandy beaches, other with stones and gravel, and other also with steep rock faces that at times fall sheer into the sea, creating beautiful coves and creeks reachable only through small paths or by sea.

The territory is characterized by quaint historic villages and cities of art, by an important natural heritage rich in parks (Monti Sibillini, Gran Sasso-Monti della Laga, Conero, among others) and nature reserves and by the presence of the Apennines, which stretches out towards the sea creating a series of rolling hills.

The climate is temperate in the coastal area, with relatively mild winters and summers that are cooled by sea breezes; in inland areas the summers are cool and winters are cold with possible snowfalls.

Property offer: the beautiful hilly territory of the Marche is particularly appreciated for its well-cared and intact countryside where you can still find characteristic farmhouses with prices which tend to be lower than in the regions of Umbria and Tuscany. Very requested are also the villas overlooking the sea in Fano, Pesaro, Senigallia, Sirolo, Numana, San Benedetto of Tronto.
