Geographic position

The property is situated in  panoramic location  high up in the heart of the Valle del Niccone, with a magnificent view of the Castello di Sant'Andrea di Sorbello and the Castello di Reschio, as well as the Appenines. The Umbrian and Tuscan sunsets are stunning.

The closest towns are Umbertide to the east and Mercatale to the west, just 15 and 20 minutes’ drive away respectively.

Description of buildings

The Main House - 550 sq.m

On the ground floor there is a large living room with old fireplace and the original vaulted brick ceilings with brick columns which were recovered from the 14th century tower, a large dining room, the main kitchen and another breakfast kitchen, a separate dining area, a library/sitting room, a guest bathroom for the floor and the pool area, and a cellar. From the main dining room and the dining room off the kitchen there is access to a large portico with barbecue.

On the first floor, there are three double bedrooms, all with en-suite bathrooms.

The master bedroom has access to a terrace with stairs down to the garden and pool.

The second floor, above the tower, has another large bedroom with bathroom and a changing room.


The Tower - 140 sq.m

The tower is the result of the demolition and complete reconstruction of an ancient tower originally used for storing tobacco, built using entirely reclaimed original materials.

Intended as a guest house, it benefits from a stunning view of the valley, the surrounding hills, woodland and the little lake situated at the base of the property.

The ground floor has a large kitchen and a dining room, a spacious living room with old fireplace and French doors that open onto a covered terrace (also accessible from the kitchen and dining room), and a bathroom.

On the first floor there is a double bedroom with bathroom, while the second floor features another double bedroom, also with bathroom.

State and finishing

The property has been restored, maintaining many of its original architectural features, such as the medieval tower of the main house, which was once used as a watchtower and is one of many strategically placed along the length of the Valle del Niccone, the border between Umbria and Tuscany. These towers were used for both defence and communication.

External areas

There are two large terraces, on the east and west sides of the main house, each with a spectacular view of the surrounding countryside and the Appenines.

The east terrace is accessible from the portico off the dining room, while the west terrace, above the pool, is accessible from the living room.
