Brief description

Just 9 km from the medieval hamlet of Montefalco, famous for its Sagrantino Wine, the villa is located on top of a small hill with an amazing panorama overlooking the country and the olive groves.

Geographic position

Villa Country & Luxury is located in the heart of Umbria, 9km from Montefalco and equidistant between Todi (23km), Foligno (21km) and Spoleto (25km); three of the most important historic centres in the region, all about a half-hour’s drive away.
The villa is located along what is known as the "Strada del Sagrantino" after the fine wine that was historically produced in the monasteries of this area and is now popular all over the world.

The villa's position is spectacularly scenic, located on the top of a hill with a 360 degree view over the beautiful, untouched countryside. The nearest village is about 1km away.
The Perugia S.Egidio airport is less than 45 minutes away and Rome Airport can be reached in around one hour 45 minutes.

Description of buildings

The property is comprised of a villa on two floors surrounded by more than 4 hectares of olive groves and a swimming pool.
The Villa itself is spread over a total area of around 670 square metres.
The main living space is all found on one floor which is quite rare for villas in the Umbrian and Tuscan countryside where the living area and the sleeping area are usually divided between the ground floor and first floor.

A large paved courtyard, surrounded on two sides by a portico, creates a kind of open half-cloister that is overlooking the countryside on one side and receiving the house on the other.

Ground floor
Comprised of a large reception room with open fireplace featuring three large panoramic windows looking over the hills; TV room, WC, kitchen and dining room with open fireplace and terrace and direct access to the pool. On the opposite side there are four bedrooms and three bathrooms. A further terrace runs around the main reception room completing the ground floor.

Basement floor
An internal staircase connects the ground floor and the basement floor which houses a large "taverna" space with open fireplace; a workroom/hobby room, a WC, a large garage with space for three cars, a cellar, a space dedicated to a home gym, a large tool room and boiler room.

Energy class: G.
EPi: >167.

State and finishing

The property, which was built only a few years ago, is equipped with excellent finishings created with high quality materials: the entire ground floor has been fitted with wood and travertine flooring; bathrooms, bedrooms and the living area are fitted with made-to-measure cabinets and architectural elements in wood.
Some routine maintenance is needed but in general the property is in excellent condition.

External areas

Private land, some of which is covered with olive groves, stretches around the villa for over four hectares.
Great care has been taken in the external organisation of the property; the road, driveways and walls have been constructed to meander from the base of the hill through the olive grove to the villa at the top of the hill.
The position of the villa has been designed to take full advantage of the outdoor space and views as have the entrances and exits to the property which have been perfectly designed to frame the most picturesque views over Montefalco, the nearby town and the ancient monastery which dominates one of the hills close by.
The pool area is set behind the villa and directly connected to it via a staircase leading to the terrace of the dining area so you can utilise both spaces at the same time.
In the shadow of the great oak tree is an area equipped for outdoor cooking looking out over the valley.

Use and potential uses

Villa Country & Luxury is the ideal solution for those who are looking for a country house in a private but panoramic location with a modern feel, favouring large spaces with ample doorways and designer finishings more in line with today's tastes than the picturesque traditional house in stone with oak beams and terracotta floors.

As in Tuscany, the countryside in Umbria is protected and generally speaking it is not possible to build new houses making this property a very rare find.

The chance to live in a villa that offers all the living on one floor could be an important aspect for those who wish to take advantage of the space, especially as the basement is well finished and offers a large space to entertain friends and organise social events whilst maintaining a complete separation from the more private living space above.
