Brief description

Farmhouse in panoramic, easily accessible location, with a total surface area of around 220 sq.m, with around 2,000 sq.m of private land. Inside there is a living area with fireplace, 3 bedrooms and 3 bathrooms. Opportunity to build a swimming pool and purchase more land with olive grove.

Geographic position

Il Poggiolo is situated just 2 km from Montefalco, famous for the region’s best wine and overlooking the Umbrian valley, among several prestigious vineyards and olive groves.

Surrounded by a private garden of around 2,000 sq.m, the farmhouse for sale has a total surface area of over 220 sq.m over two floors and has large rooms, 3 bedrooms and 3 bathrooms.

The location is panoramic, but unisolated and central in relation to all of Umbria’s main historic centres: in less than a quarter of an hour you can reach Foligno (10 km), or Trevi (12 km) and in a few more minutes Spoleto (23 km), while Todi (30 km), Assisi (32 km) and Perugia (50 km) are less than 45 minutes’ drive away.

The nearest airport is Perugia, around 40 km away (half an hour’s drive). Rome Ciampino (166 km) and Rome Fiumicino (183 km) are around two hours away.

Description of buildings

Il Poggiolo has a total surface area of around 220 sq.m, over two floors.

The main entrance to the house is on the ground terra, opening into a large open plan living area with fireplace and access to a panoramic porch of around 24 sq.m.

On this floor there is also a spacious kitchen, the dining room (which could eventually be converted into a studio or bedroom) and a bathroom.

On the first floor of the house there is the sleeping area, with three bedrooms and two bathrooms. This level is connected to the ground floor both inside and outside via an outdoor staircase with a little porch.

State and finishing

The building, while still retaining the typical architectural features of old Umbrian country houses, has been  recently restored to earthquake-proof standards, and has not been lived in since.

Inside, there are tiled floors, with wooden doors and windows.

External areas

The location is convenient with beautiful views: the entrance to the property is actually a few metres from the tarmacked road and the private land, overlooking the valley and measuring around 2,000 sq.m, is divided into one area for parking and another for the garden, with mature lawn and a few fertile olive trees.

It is possible (on obtaining the correct authorisation) to build a swimming pool on the property and if desired it would also be possible to purchase another plot of land with an olive grove.

Use and potential uses

Thanks to its convenient, panoramic and unisolated location, Il Poggiolo would be perfect as a main home or as a holiday home.

The current size of the garden is perfect for those looking for a property in contact with nature while not too demanding to maintain. The possibility to purchase more land also makes it an interesting property for those looking to have their own little fertile olive grove.
