Brief description

Historic 14th century complex in the grounds of the castle, in Castelnuovo Bormida, comprising the main house of around 330 sq.m in total plus annexes for a further 832 sq.m, in addition to porches, barns and a courtyard of around 1,500 sq.m.

Geographic position

The property is situated in the historic centre of Castelnuovo Bormida, 13 km from the spa town of Acqui Terme (AL), and adjoins the Castle, the square in front of the Church of San Quirico and Santa Giulitta dating from the 12th-17th century, called the Chessboard Square where a traditional festival in costume takes place every year.

 

In an hour and a half’s drive it is possible to get to Turin, Genoa, Milan and the Valle d’Aosta where there are important and well-known ski resorts such as Cervinia and Courmayeur and the Mont Blanc tunnel connecting Italy with France.

 

Also an hour and a half away is the city of Alba, famous for its Piedmontese cuisine and the prestigious truffle. For golf lovers, there is a welcoming sports club with a nine hole course in nearby Acqui Terme, Alto Monferrato’s well-known spa town.

 

In around an hour and a half you can reach the airports in Genoa (Christopher Columbus 92.4 km) Turin (Caselle 144 km) and Milan (Linate 130 km, and Malpensa 144 km).

Description of buildings

The complex extends around a private courtyard measuring around 1,500 sq.m and comprises a restored building for use as a residence (currently being used as a B&B), of around 330 sq.m in total and various farm buildings and annexes, partially restored, for a further 832 sq.m, adding to which a further 256 sq.m of porches and an open barn measuring 243 sq.m in total.

 

The residence, of 330 sq.m with 6 bedrooms

The property, converted into a home and used for a room rental business is structured as follows: on the ground floor, the entrance, hallway, dining room, living room, dining kitchen, dressing room and bathroom (equipped for handicapped users); on the first floor, three furnished bedrooms, two bathrooms and a hallway; on the second floor, two furnished bedrooms, hallways, two bathrooms, small terrace overlooking internal courtyard. On the top floor (in the tower) there is another bedroom with internal staircase to the toilet. The rural part: buildings and annexes for 832 sq.m + 256 sq,m of porch space and 243 sq.m of open barn

The rural part comprises various storerooms, stables, granaries and porches (some overlooking the courtyard and have wooden trusses) and features a space measuring around 150 sq.m on the ground floor which has been converted into a banqueting hall, furnished in a rustic style and featuring vaulted ceilings with exposed brickwork and tiled floors.

State and finishing

The rural part comprises various storerooms and is largely undecorated but could be used to extend the B&B and/or be converted into a home. 

External areas

The complex includes a private courtyard measuring 1500 sq.m.

In the residential building there is a balcony of around 16 sq.m which overlooks the courtyard from one of the bedrooms.
