Brief description
Period villa measuring around 720 sq.m, plus an outbuilding measuring around 182 sq.m, in a hilly location 5 km from the sea. Around 1 hectare of private grounds, possible to build a swimming pool.
Geographic position
Villa Marchigiana is a period villa halfway between Macerata (21 km) and Civitanova Marche (11 km) and only 5 km from the Adriatic Coast.
Located on the coast of a sweet hill, the villa is embroidered with vineyards and plunged in a landscape of gentle slopes framing the sea.
It is ideally located, not too isolated, confortably accessibile and well-connected with the surrounding areas, such as Potenza Picena, and to the highway A14 that is only 10 km away.
Description of buildings
The property consists of the main villa and a smaller outbuilding, covering an overall surface of about 720 sqm, plus terraces and portico.
The villa spreads over two levels, in addition to a basement and a two-storeyed tower.
The ground floor hosts the living area of the manor's house, which offers a spacious living-room with fireplace, a kitchen with dining area, a studio enriched by brick-vaulted ceilings and a huge sitting-room with large arched windows overlooking the garden.
The first floor comprises a charming library, recovered from the tower's interior, characterized by two brick arches. The level is completed by four en-suite bedrooms.
An additional bedroom with downstairs bathroom is located on the higher floor.
The basement offers a sitting-room with bathroom and an additional 20 sqm room.
The outbuilding
Opposite the entrance, there is a 182 sqm outbuilding which hosts an independent apartment to accomodate guests. It develops on two floors and offers a living-room, a kitchenette connected with a large terrace, four bedrooms (two of them overlooking the garden) and two bathrooms. The building is completed by a portico with wood-burning oven used as a garage, a laundry room and two technical rooms.
The cave
A small arch, opposite the entrance, gives access to a characterisic cave, used as a cellar.
State and finishing
The property is in perfect condition, thanks to the massive masonry structure with exposed bricks typical of The Marches villas.
The interior features cotto floors in the living area and parquet in the bedrooms.
The rooms are framed by the arches, by the large windows onto the garden in addition to the brick cross-vault in the studio.
External areas
An automatic gate gives access to the property, embraced by one hectare fenced park with a variety of trees and an imposing great century-old oak.

The Marches - Italy
Neighboring regions: Tuscany, Umbria, Lazio, Emilia-Romagna, Abruzzo, Adriatic Sea and the Republic of San Marino
Main centers: Ancona, Pesaro, Senigallia, Sirolo, Fano, Urbino, Gabicce Sea, Numana, San Benedetto of Tronto.
Characteristics: situated on the eastern side of Central Italy, the Marche region is overlooking the Adriatic Sea.
The Marche is known and appreciated for the beauty of the coasts (180 miles of coastline) with some fine sandy beaches, other with stones and gravel, and other also with steep rock faces that at times fall sheer into the sea, creating beautiful coves and creeks reachable only through small paths or by sea.
The territory is characterized by quaint historic villages and cities of art, by an important natural heritage rich in parks (Monti Sibillini, Gran Sasso-Monti della Laga, Conero, among others) and nature reserves and by the presence of the Apennines, which stretches out towards the sea creating a series of rolling hills.
The climate is temperate in the coastal area, with relatively mild winters and summers that are cooled by sea breezes; in inland areas the summers are cool and winters are cold with possible snowfalls.
Property offer: the beautiful hilly territory of the Marche is particularly appreciated for its well-cared and intact countryside where you can still find characteristic farmhouses with prices which tend to be lower than in the regions of Umbria and Tuscany. Very requested are also the villas overlooking the sea in Fano, Pesaro, Senigallia, Sirolo, Numana, San Benedetto of Tronto.
