Description of buildings

Casale San Marco is spread over three levels. The first of these is partially a basement floor and has a separate entrance. It consists of an entrance hall, a wine cellar, a store room/den clad with bricks, several utility rooms, a laundry room and a small bathroom.

The internal staircase, made of wood and steel, connects with the upper floor, where there is a loggia overlooking the entrance, a guest bathroom and a hallway leading to a bright living room with a glass wall and a panoramic terrace adjoining the garden; to the right, there is a study, just before the master bedroom, with a wardrobe and a private bathroom; on the left side, there is an open space with a kitchen and a large living/dining area that opens onto the porch, overlooking the pool. In the living room, an imposing fireplace made of “pietra serena” stone has been built.

The upper floor, which can be reached thanks to a staircase/solar conservatory with shatterproof glass walls, consists of a hallway, two bedrooms, both with a walk-in wardrobe, a private bathroom and a panoramic terrace.

The outbuilding is a just a few steps from house and in front of the swimming pool. The entrance is via a porch, where there is a typical wood-burning oven made of stone and bricks. Inside, there is a cosy living room with a kitchenette and windows facing the swimming pool, a hallway and a bathroom. An internal staircase leads to a pretty mezzanine, overlooking the living room, with a bedroom and a study area.

On the ground floor, which has a separate entrance, there is a utility room with the control panels for the technological systems.

State and finishing

Casale San Marco was built with great care and attention to detail, high quality materials and fine finishes, maintaining the typical architectural style of rural Umbrian farmhouses, perfectly blended with technology and modern comfort.

Part of the bathrooms and other rooms are still being completed, with regard to their finishes, allowing for possible personalization by the buyer.

The property will be sold in a finished condition, except for the furniture.

The floors in the living area are made of Travertine marble and those in the bedrooms are made of wood parquet. The arched French windows were made to measure with iron frames and the remaining fixtures are made of polished oak.

External areas

The privately owned land extends over an area of approximately 3.8 hectares completely fenced; the area surrounding the houses is lawned and has large flower beds, borders, flowers, hedges and is interspersed by plots of land, paths and pergolas. Inside the park there are cypress trees, oak trees, pomegranate trees, wisteria and other plants, as well as an olive grove containing about 80 olive trees.

The swimming pool (15 x 4.5 m) has infinity edges and is heated, with roman steps and two depths.
Tennis court

Near the buildings, there is a pergola for parking cars.

Use and potential uses

Casale San Marco is conveniently located and easily accessible, but at the same time it is also very private. Thanks to its proximity to important historic towns of Umbria and Tuscany, this property is ideal both for those looking for a home in close contact with nature to live in all year round and also for anyone wishing to spend relaxing holidays in the countryside.
