Brief description

Geographic position

Il Glicine is situated in the hills of Basso Monferrato Astigiano, in a dominant location with a view that stretches from the Alps of the Valle d’Aosta to the Maritime Alps. This beautiful property comprises a restored farmstead, surrounded by around 6 hectares of private land.

Half an hour from Asti (42 km) and less than an hour from Turin, Alba, Barolo and Bra, home of Slow Food, the villa is a quarter of an hour away from the junction with the motorway, which makes it easy to reach the nearest airport (Turin Caselle, 50 km) in under an hour and the Ligurian sea in an hour and a half (140 km). 

Description of buildings

The property comprises the old farmstead with its typical L shape, divided into the main house and a caretaker’s lodge, and a building used as a toolshed, surrounded by 6 hectares of land.

 

The main house

The part which is used as the main house has a total surface area of 415 sq.m, with an additional 109 sq.m of cellars, 36 sq.m of storage, 138 sq.m of loft space and a 24 sq.m garage.

On the ground floor there is the large dining area with kitchen (with wood burning oven and a picturesque cast iron stove), the living room with fireplace, two bedrooms (one with walk-in wardrobe), a bathroom, the laundry room and an area with its own entrance, used as a greenhouse.

There are also two storerooms and a garage on the side where there is the caretaker’s lodge, also with their own entrances.

The first floor is used for the sleeping area, with 5 bedrooms, two with access to the two balconies, and 3 bathrooms. In the attic space, of around 138 sq.m, there are the lofts: two spaces measuring from 1.20 m to 2.40 m.

From the ground floor, there is access to the first cellar, of 88 sq.m with an underground space known as an “Infernot,” hand-dug out of the rock and usually used for storing wine, characterised by the lack of light and direct ventilation.

Finally, there is another cellar measuring 21 sq.m and accessible from outside.

 

The caretaker’s lodge

With its own entrance, on the first floor of the right side of the house, and a total surface area of 77 sq.m, comprises living room/kitchen, two bedrooms, bathroom and balcony.

 

Not far from the farmhouse there is another building measuring 42 sq.m, split into two areas and used as a storehouse

State and finishing

The property, which was probably built in the 1700s, was reworked in the 1800s and restored in 1980 and again in 2014 with the intention of maintaining the original features, and is currently in good condition.

The floors are tiles (part recent and part ancient) and in larch wood. The bathrooms are in single-fired ceramic.

The roof has been redone a few years ago, in the Piemontese style, with wood beams and ceramic tiles. 

External areas

The farmhouse is surrounded by 6 hectares of private land, of which 300 sq.m to the front of the house is paved, and around 3.000 sq.m is used as garden, planted with flowerbeds, shrubs and flowering plants and a panoramic terrace with a pergola covered with wisteria.

It would also be possible to plant a vineyard, in two areas of the property where they existed in the past, measuring 2.230 sq.m and 5.210 sq.m. 

Use and potential uses

Perfect as a home, and considering its proximity to the Basilica of San Giovanni Bosco, Colle Don Bosco and its location between Turin and Asti, Il Glicine also has great potential as a guest house or B&B.
