Brief description

Luxury villa in a panoramic location, a stone’s throw from the historic centre of Spoleto. Surrounded by 2.650 sq.m of private land with garden and swimming pool, it has a total surface area of 762 sq.m. with living areas, 8 bedrooms, 9 bathrooms, garage and utility areas.

Geographic position

Prestigious villa with swimming pool located in a scenic position on the hills surrounding Spoleto, which is just 2 km away.
Set in an inhabited zone but luxuriates in full privacy, protected by a well groomed park. Looking out from one side of the villa gives view to the silhouette of Spoleto, Central Italy's celebrated city of art with Roman and medieval ruins, boasting cultural initiatives on an international level (Festival dei Due Mondi).
You only have to cross the threshold of the property and look out to the other side to find yourself in a setting of rare beauty; the gaze flows over the swimming pool area and gets lost in the valley below, surrounded by mountains and hills.
The Villa is easily accessible; the SS3 highway is just 3 km away and leads to important cities in the region: Todi (42 km), Assisi (49 km), Perugia (58 km); the closet airport is Perugia S.Egidio, offering flights in Italy and abroad.

Description of buildings

The property comprises the manor house, plus an annex, for a total of 762 sq.m.

The villa follows the layout of the hills, over three floors, its facades featuring porticoes with large arches which overlook the valley below.

A paved lane goes round the garden and leads to the entrance to the villa, which provides access to the raised floor. The large and bright living spaces face the portico which overlooks the valley. On the right of the entrance there is a large sitting room which connects with a dining room, leading to the kitchen, with a pantry area and the informal dining room. On the same floor there is a studio, a bathroom and two storerooms.

The floor above, used as the sleeping area, is accessed via a staircase or an elegant lift. There, there are two studios, three suites, each with a double bedroom, dressing room and private bathroom; plus a fourth bedroom with private bathroom.

The ground floor of the villa comprises a garage, a large, rustic sitting room with fireplace, a cellar, a bathroom, a pantry, a laundry area and two areas where there is the heating system. Also on this floor there is a separate apartment for a caretaker, with a kitchen, two bedrooms and a bathroom.

Within the grounds there is an annex with two floors, used for the swimming pool.

On the first floor there are three rooms, each with its own entrance from outside, and two bathrooms. The basement floor comprises a large room, the heating system for the pool and a storeroom.

State and finishing

The villa is in perfect condition, the inside is elegant with meticulous attention to detail and to the use of highly luxurious materials: the stone fireplace, the marble staircase, the parquet floors. All the areas have air conditioning.

The villa, which is impeccable outside, requires a little maintenance in some of the indoor areas.

External areas

The garden which surrounds the villa is around 2.600 sq.m, following the incline of the hills between terraced areas and perfectly manicured green lawns. The many varieties of trees and flowers provide a beautiful balance between green and coloured areas. The side of the house which looks onto the mountains and the valley features a large, paved terrace with a staircase going down to the solarium with pool, served by the large annex. In the shade of high palm trees, one can enjoy the view from the side of the pool, among the delicate scent of the jasmine and climbing roses.

The unique design of the outdoor areas creates a picturesque and dynamic environment, with peaceful areas for relaxing. The little lanes, the wrought iron railings, the elegant lampposts, the little staircases, the porticoes and the pretty, curved swimming pool with diving board all combine to create a balanced atmosphere.

Use and potential uses

The villa is a luxurious private residence, ideal for those who want to relax in nature while being close to an important historic centre, with a secluded but not isolated backdrop.
