Brief description

Beautifully restored villa with 17th century tower, guest houses, annex with studio and 1.6 hectares of land with swimming pool. Well-connected position close to the traditional hamlet of Montone.

Geographic position

Close to Umbertide, half an hour away from Perugia, Cortona and Gubbio, there is a place where time stands still. An oasis deep into the green, risen and developed throughout the centuries around an ancient 17th century-old tower. Local legends suggest that the tower goes back to the Lombard Age, when many towers were built, watching out the most important ways of communication.
The property, close to the small town of Montone, is easily accessible and, thanks to the High Road E45 (10 minutes away) it's well connected to Perugia, Roma, Bologna and Milan.

Description of buildings

During its 400 years of history, the core of the tower has been absorbed into further widening. The property has changed its function, no longer a watch-out and defence tower, but rather a rural dwelling.
Torre Longobarda is nowadays composed of a 424 net sq. Metres main building that includes the most ancient core; a 106 sq. metres annexe that has been restored, destined for guest quarters, and the old 164 gross sq. Metres drying room, also completely restored. The three units are disposed so that they form a private court, open on the wide solarium, in which a pool and a Jacuzzi have been realised.

The main body with the tower is on three levels, for a total of 424 gross sq. Metres.
The 157 sq. Metres ground floor hosts an apartment with independent access, composed of a wide room with bedroom and living area, a separate kitchenette, bathroom and a wide external portico. At the base of the Tower, a further area for the guests has been realised; it has independent access, and it is a one-room with kitchenette. The ground floor is completed by a wide, rustic living-room, a cellar, the technical room, a small pretty bathroom and the internal stairway with elevator.

The 143 sq. Metres first floor is accessible either via the external stairway and via the elevator.
This level hosts the living area of the owner's house, with a beautiful stone fire-set, connected to the living room with a characteristic arch. The hall adjoins directly the big kitchen with fire-set, while from the external balcony it is possible to access an independent studio/bedroom and a lavish bathroom.
The second floor, 124 sq. metres wide, has been destined for night area, with two big bedrooms served by a fabulous bathroom with shower and a Jacuzzi.

The 106 gross sq. Metres Outhouse
Just off the main building there is a gracious outhouse, characterized by a portico with archlets.
Inside, an independent dwelling for the guests has been realised, disposed on three levels; at the ground floor there is the living area with kitchenette, connected to the arcade for open-air breakfasts and dinners; an inner stairway connects to the two upper floors, the first of which with access room and bathroom, the second one with the bedroom. On the same ground floor, a locker room with bathroom, serving the nearby pool have been realised.

Opposite of the pool, in front of the outhouse, there is an annexe deriving from the restoration of the old drying room.
On three levels, it hosts a store room served by a toilet and a 37 sq. Metres wide room destined for studio, facing the big 40 sq. Metres portico.
The upper floor, with independent access, is composed of a 40 sq. Metres hall, connected to the two levels of the tower of the drying room, used as store rooms.

State and finishing

A passion for history, respect for the original structure and a capacity to recognize the signs of time, in order to valorise them, have led the restoration of the complex, personally followed by the owner, in its quality of architect. The result is a harmonic composition of split, overhanging volumes, emanating almost spontaneously through the centuries, to satisfy the needs of the rotating inhabitants.
The walls tell a history of almost half millennium, you can read it on the cornerstones that interrupt the continuity of the walls, in the arches, in the mouth of the old bake.
The most recent structures, such as the drying room, have been restored in a way that allows an aesthetic recalling of the original function.
Internally, handmade terracotta has been used for the floors and ceilings, sustained by wooden beams, often the original ones. Part of the stone walls have been left showing, bringing the ancient niches, the sheds, the small hidden hideaways, like the one inside the tower that, during the restoration, has given back a 17th century-old coin that remind us of the many other stories that used to take place there. The high-quality finishing shows its best in the bathrooms, finished with precious marbles, sometimes imported from far away countries. The bathroom on the first floor have been made in Jade from China. The old sinks carved in marble come from Iran, highlighting the owner's passion for travelling and showing how such distant art and culture may perfectly integrate each other.

External areas

The complex is located inside a 1,6 hectares land, with double access and automatic gates, fence and automatic irrigation plant.

Use and potential uses

Distribution of spaces into various buildings and the presence of multiple accesses give the property a wide flexibility of usage. In a non-isolated place, easily accessible, well connected to the High Road E45 (6 km), served by the close-by small town of Montone (4 km) and the bigger Città  di Castello (18 km), Torre Longobarda could be the ideal private dwelling for a permanent staying, with the possibility to destine some spaces for friends or for holiday renting, for those who wish to join a small accommodation activity to the private dwelling, yet maintaining one's independence.
