Description of buildings

The villa - 244.5 sq.m gross floor area

This villa was built in the 1900s and has been recently renovated to restore its original beauty.

The ground floor houses the sitting room with a fireplace, the dining room, the kitchen featuring Carrara marble work surfaces, a veranda with a glass roof made to measure by Marston & Langinger in London, and a utility bathroom.

An original and spectacular spiral staircase connects the ground floor to the other two upper floors. The first floor includes a bedroom/study with a lovely terrace, a double bedroom with a walk-in closet and a bathroom with a bathtub. The second floor has two bedrooms, a study and a bathroom.

The basement includes the wardrobe and a laundry room

The annex - 45 sq.m gross floor area

The adjacent annex stretches over two floors and includes a bedroom with a bathroom on the upper floor and a room that can be a kitchen or a bathroom since it has all the fittings.

The building next to the swimming pool includes a bar/living room, a tool room and a bathroom with a shower.

Annex 2 – the old greenhouse (16 sq.m gross floor surface)

Has been renovated. Its roof has been transformed into a beautiful panoramic terrace enriched with a pergola.

Annex 3 (17 sq.m gross floor area) - technical rooms

Annex 4 (8 sq.m gross floor area) – the hobby room

Is the old henhouse. It is decorated with stuccos, and it includes a kitchenette in a hidden corner of the garden away from the swimming pool.

Garage - 44 sq.m gross floor area.

State and finishing

The villa is in excellent condition.

When the current owners decided to make this property their main residence, they renovated it with a select group of craftsmen and industry leaders to restore the luxury and functionality of the villa.

The works focused on maintaining the architectural value of the Liberty-style façade, the exquisite masonry, the wonderful windows and balconies, improving the interiors in terms of structure, functionality and aesthetics.

The masonry, flooring, windows, fixtures and electrical and hydraulic systems used are all top-quality.

Architectural elements, such as printed mouldings, cabinetry and finishes made by the best craftsmen, carpenters, decorators, and locksmiths were added later.

These works have restored the villa’s original splendour inside and out.

External areas

Even the 2,000 sq.m park has been renovated so to be enjoyed all year round. It overlooks the lake and is exposed southwards.

The park includes a barbeque corner, terraces overlooking the swimming pool, the lake and the Italianate gardens featuring privet hedges, a bower of roses, various shrubs and flowers, including tropical ones.

The infinity swimming pool has the perimeter made with old limestones (second coat).

Use and potential uses

Villa Art Nouveau is a true corner of paradise. In a panoramic and hilly position near Cernobbio, it is perfect as a main residence or holiday home.

The peaceful and reserved setting, together with the fine restoration and details, make this villa the perfect place for family and friend reunions.
