This property is just 5 km from Assisi and can be reached through a private dirt road that also leads to River Tescio and Mount Subasio’s hiking trails.

Moreover, it takes about 2 hours to reach the airports of Florence and Rome, which are 173 km and 175 km away, respectively.
Golf lovers can play their favourite sport at Perugia’s Golf Club (36 km). This gently wavy 18-hole, par 72, 5,735-metre golf course has a central core that dates back to the late 1950s. Its clubhouse is an old lime furnace dating back to 1921 and has maintained the imposing towers that overlook the entire course hinting at a British golf course.

State and finishing
Between 2018 and 2020, the main farmhouse underwent a significant redevelopment. Thermal insulation was added to the new roof and the façade, and the porticos were transformed into residential areas by installing wooden windows and doors with high thermal resistance. In addition, the master bedroom’s veranda features exposed wooden ceilings and Bauwerk light-resistant wooden floors.
Even the farmhouses, including the guest house and the multipurpose room, were renovated between 2019 and 2020.
All three buildings are thermally insulated and feature energy-saving doors and windows. In addition, the multipurpose room features Karelia birch wood floors.
A 6 kW photovoltaic system (GSE contract) has been installed on the main farmhouse, which also has a 32 Kw state-of-the-art ETA pellet boiler with a 9000 kg pellet storage compartment (directly filled via a road tanker) to heat the whole facility and supply hot water.
The home automation heating system with floor coils and radiators can be controlled remotely via a smartphone or PC.
All kitchens have LPG stoves and a 2000 l LPG tank.
In addition, the multipurpose room and the guest house are heated with convector heaters and radiators, respectively.
The farmhouse housing the other residential portions was rebuilt in 1997 and is still unfinished.
The tool shed was built in 2021.
External areas
A 27-ha plot of land surrounds the farm: 1 ha is occupied by an organic olive grove with about 250 young trees and 40 old ones, a fruit orchard with 70 trees of old non-GMO varieties, two organic vegetable gardens (a boxed one in front of the main farmhouse) with scheduled drip irrigation, gardens with a variety of ornamental plants and flowers (with automatic irrigation), and parking areas.
Moreover, the garden in front of the farmhouse includes a pink Assisi stone and quartz fountain by Matteo Peducci, a visionary sculptor from Affiliati (www.affiliatiart.com).
Woods and cultivations of grains and legumes occupy the remaining plot of land.
Bio Green Farm has been certified as an organic farm for over 20 years. It produces and markets pasta, flour, legumes, and organic oil under its brand name.
A swimming pool or biolake can be built on the land after applying for the necessary permits. Authorisation for the biolake has already been obtained. However, the procedure must be repeated since a new project is needed.
Use and potential uses
Bio Green Farm is an agriturismo and is sold as such with all the related tax advantages.
Its strategic position (5 km from Assisi and less than one hour from other Umbria’s historical towns) makes it ideal for an accommodation business, a yoga or meditation retreat centre, or for other niche events. This property is immersed in the peace and quiet of untouched nature in one of Italy’s most popular tourist and spiritual destinations.
