The main farmhouse

This renovated farmhouse develops over two floors for a total net saleable area of 585 sq.m.

It includes large living areas for a total of 4 bedrooms, three of which are double and a single bedroom. Moreover, a fifth bedroom can be obtained from the study on the first floor.

The annex:

Near the farmhouse, in a separate and private position, there is a two-floor building used as an independent unit for guests. The layout:

First floor (basement): the kitchen/dining room and a bathroom

Additional buildings:

Separate from the main residential unit, upstream the plot of land and with an independent entrance from the main road, there are:

A small farmhouse of about 50 sq.m.

This independent building has been renovated but still requires a few interventions. Developed over one floor, it includes a living area with a kitchen, a double bedroom and a bathroom.

A 300 sq.m ruin

An old stone two-floor farmhouse to be renovated as an additional independent residential unit.

All buildings have a hilly and panoramic position overlooking the valley up to Gubbio.

State and finishing

The main farmhouse

Even after being renovated, Casale San Giorgio keeps radiating its authentic charm, since the details and original materials have been kept untouched.

The “pietra forte” walls (the same type of stone with which Florence was built) with its shades that range from grey to ochre yellow, and squared and bush-hammered cornerstones, are beautiful.

The flooring is the original one: hand-made terracotta on the ground floor and antique wooden floor on the first floor. The ceilings feature wooden beams and terracotta tiles.

The details of the antique doors, as well as the marble or carved wood fireplaces and the sandstone sink in the kitchen, do not go unnoticed.

The farmhouse has been renovated and is in excellent conditions. However, the engineering part and the bathrooms need a few interventions.

The annex

The annex is simpler but extremely comfortable for guests or service personnel. It is in good conditions, but its interiors need to be updated, especially the bathroom and the kitchen.

Additional space

The independent 50 sq.m farmhouse features stone walls and interiors with terracotta flooring and plank ceilings with beams. This building has also been renovated, yet it needs some interventions as well.

The farmhouses to be renovated

The space to be recovered refers to a 300 sq.m two-floor stone farmhouse, which must be completely renovated but has great potential.

External areas

This property is surrounded by a 4.4-hectare plot of land.

A spectacular botanical garden frames the farmhouse with tall plants and a wide variety of trees, creating delightful private corners.

The façade is embellished by a rose garden, whereas the brick driveway skirted by hedges crosses the garden between roses, bushes, trees up to the meadow next to the farmhouse. A comfortable flat area equipped with a barbecue.

The swimming pool (25 m x 4 m x 1.5 m) is right below the farmhouse.

The plot of land continues below the swimming pool and includes an olive grove and a small vineyard. On the left, there is a small wood. The rest of the plot of land expands upstream up to the 50 sq.m and 300 sq.m farmhouses to be renovated.

Use and potential uses

Casale San Giorgio is perfect for those who are looking for an authentic farmhouse with a functional, lush garden.

The proximity with Gubbio, the panoramic and private position, yet easy to reach and not isolated, makes this property the perfect main residence or second home.

It is also an excellent investment, as it can generate revenue through the weekly holiday rental circuit when you don’t use it.

The other independent buildings (the 50 sq.m and 300 sq.m farmhouses) can potentially develop the property to transform it into an accommodation business or a second residential unit for two families.
