State and finishing

The main farmhouse

Even after being renovated, Casale San Giorgio keeps radiating its authentic charm, since the details and original materials have been kept untouched.

The “pietra forte” walls (the same type of stone with which Florence was built) with its shades that range from grey to ochre yellow, and squared and bush-hammered cornerstones, are beautiful.

The flooring is the original one: hand-made terracotta on the ground floor and antique wooden floor on the first floor. The ceilings feature wooden beams and terracotta tiles.

The details of the antique doors, as well as the marble or carved wood fireplaces and the sandstone sink in the kitchen, do not go unnoticed.

The farmhouse has been renovated and is in excellent conditions. However, the engineering part and the bathrooms need a few interventions.

The annex

The annex is simpler but extremely comfortable for guests or service personnel. It is in good conditions, but its interiors need to be updated, especially the bathroom and the kitchen.

External areas

This property is surrounded by a 3 hectares plot of land.

A spectacular botanical garden frames the farmhouse with tall plants and a wide variety of trees, creating delightful private corners.

The façade is embellished by a rose garden, whereas the brick driveway skirted by hedges crosses the garden between roses, bushes, trees up to the meadow next to the farmhouse. A comfortable flat area equipped with a barbecue.

The swimming pool (25 m x 4 m x 1.5 m) is right below the farmhouse.

The plot of land continues below the swimming pool and includes an olive grove and a small vineyard. On the left, there is a small wood.

Use and potential uses

Casale San Giorgio is perfect for those who are looking for an authentic farmhouse with a functional, lush garden.

The proximity with Gubbio, the panoramic and private position, yet easy to reach and not isolated, makes this property the perfect main residence or second home.

It is also an excellent investment, as it can generate revenue through the weekly holiday rental circuit when you don’t use it.
