Description of buildings

The residence
438 marketable sq. m - reception salon - kitchen - dining area - living room - lounge - 3 bedrooms - 2 bathrooms
The residence covers the whole ground floor and has direct access to an attractive garden with swimming pool.
From the main entrance, on the left there is a first large living room with fireplace, a kitchen and dining room overlooking the garden and, lastly, a majestic reception room covering almost 200 square metres which was carved out of a historic church.

The measurements provided indicate the liveable surface area.
The liveable surface area is the same as the walkable surface area (which includes internal walls) plus 10% to take into account supporting walls.
The surface area occupied by stairs may only be calculated once.
State and finishing
This residence stands on the remains of ancient Roman walls, which are still visible. It was also where the Confraternity of San Lorenzo was established in the Middle Ages.
This property still treasures a few details of its original structure, like inscriptions, part of the walls, and the buttresses of the original naves.
Over the centuries, this beautiful residence had undergone some changes until the 1930s, when the Countess of Berkeley bought it to establish an art cenacle attended by prominent personalities of that time.
The story of the residence and the Countess was published in the book "Beaded Bubbles. Un’Americana ad Assisi" by Molly Berkeley), with an image of the garden on the cover (https://www.orfininumeister.it/collane/spazi-momenti-culture/unamericana-ad-assisi-2016/).
Most of its floors are in handmade terracotta, some of which is very old, especially those in the former church which also features high ceilings with a cross vault.
Some of the inside walls are in exposed stone and feature fireplaces with historic carved cornices, coats of arms and decorations and the kitchen and one of the bedrooms features ceilings in wood with tiles.
The inside doors are also antique and made of solid wood with some exposed stone door frames.
External areas
Loving Assisi's position is magnificent: just a stone's throw away from Piazza San Rufino and at the same time with a private outdoor private space measuring around 765 square metres and a swimming pool and views over the fort and the hills around the town.
