Brief description

Apartment measuring around 70 sq.m, comprising large living room with fireplace, bedroom, bathroom and mezzanine. Convenient location, in the historic centre, a few metres from alternative mobility and covered parking.

Geographic position

Famous for its “Festival of Two Worlds,” which for over 60 years has been attracting artists and tourists from all over the world, Spoleto is one of Umbria’s best loved and most visited cities, with its abundant cultural and artistic events.

The Pied-à-terre is within the walls of the historic centre, in the lower part of the city, a few metres from the alternative mobility walkway: a convenient travelator which takes you to the upper part of the city on foot, so you can leave your car in the large covered parking area next door.

It is situated a stone’s throw from Piazza San Gregorio and the main street, Corso Garibaldi, the heart of the shopping district, with shops and places to eat.

The location is extremely convenient, five minutes away from the motorway which takes you to Spello (34 km) and Assisi (46 km) in around half an hour, and to Todi (51 km) or Perugia (58 km) in three quarters of an hour. Rome is an hour and a quarter away, (130 km), while Florence (210 km) is two and a half hours’ drive.

Spoleto’s train station is three minutes’ drive away or a ten minute walk.

The nearest airport is Perugia (55 km) while Rome’s Ciampino and Fiumicino airports are 143 and 158 km away respectively and can be reached in around two hours.

Description of buildings

The Pied-à-terre is on the third and top floor of a small apartment block comprising just two other units.

The apartment’s key feature is its spacious living area, which is divided, thanks to the furnishings, into a bright living room with fireplace, dining area with kitchenette, and another little sitting room.

Next door there is the double bedroom, bathroom and a storeroom.

From the living room, a wooden staircase goes up to the mezzanine.

State and finishing

The apartment is in good condition and is ready to move in straight away.

Bought a few years ago and only used for holidays and short stays, it has been modernised by the current owner who has completely renovated the bathroom.

Use and potential uses

The Pied-à-terre is perfect for those in search of a small home in one of Umbria’s most beautiful historic centres, in a convenient, central location, to use as a starting point for day trips and excursions around Central Italy or to spend relaxing weekends and holidays in the day to day rhythm of a small town where you can forget about using the car.
