Geographic position

The Apartment with Garden is located in the heart of San Gemini, a characteristic Umbrian town in the province of Terni. San Gemini is on The Most Beautiful Villages in Italy list, and it has been renowned since the 1800s for its precious natural and mineral waters.

In fact, San Gemini is abundant in fountains and streams that flow through the green hills around the village. Its elevated position is near the ancient Via Flaminia, on ancient settlements that are considered to date back to Roman times.

Still today, San Gemini retains the ancient charm of its medieval history. It is a labyrinth of alleyways, narrow streets, stairways and arches all over town, along with the many churches, cloisters and piazze.

The location of this apartment is convenient and easily accessible, in the historic centre of the town, where you will be able to find all the stores and services you will need for your daily errands and shopping.

The lush surrounding area is great for outdoor sports. You can walk along the Franciscan Protomartyr Trail or mountain bike and horseback ride on the forest trails.

We are only 14 km from Narni and Terni (the capital of the Province). Both can be reached in about fifteen minutes. San Gemini is a half-hour drive from Spoleto and Todi (34 km away) and just an hour and a quarter from Rome (about 96 km away).

The nearest airports are Perugia (72 km, about an hour away by car), and Rome Ciampino (122 km) and Roma Fiumicino (129 km), which are about one and a half hours away.

State and finishing

The apartment is in excellent condition. Inside we will find either beautiful terracotta or honeycomb tile floors. Some of the ceilings are vaulted, and some have decorations or exposed beams.

The paint on the walls is pastel, warm and enveloping, and the fixtures are solid wood.

The living areas and kitchens have fireplaces.

On the second/middle floor, the sleeping areas are in great condition, while the rooms that are used as attics need some refurbishing (walls could be repainted and the terracotta floors could be refinished, etc.).

The other remaining rooms, used as accessory rooms, are in good condition considering their use.

External areas

A lovely key feature of this property is definitely the private 250 sq.m garden.

In an elevated position above the driveway and below the apartment, it is flanked by a typical exposed stone wall above it, and on the side facing the valley there are 4 large cypress trees and a pergola, shading a beautiful paved area that is perfect for outdoor dining.

The garden has a manicured lawn, with shrubs and potted flowers that add a touch of colour to the space during the good season.

Use and potential uses

This Apartment with Garden is the ideal property if you are looking for a second home in a typical village in central Italy, where you will be able to spend long holidays immersed in the slow life of Italian historical towns, away from traffic and daily stress.

The location is convenient and quiet, and at the same time it is perfect for frequent visits to Rome (just an hour's drive away) and some of the larger historic cities of Umbria, Lazio and Tuscany.
