Geographic position

Among the Umbrian hills, surrounded by the green natural beauty that is typical of this region, the Fortilizio della Pieve is surrounded by lush vegetation, which embraces the property and provides exclusive privacy.

The area the property is located is excellent: conveniently accessible from Assisi (7 km) in just 10 minutes by car, and within easy reach of some of Umbria's main historic towns, including Spello (19 km) and Perugia (31 km) which are just half an hour away by car. Spoleto (52 km), Passignano sul Trasimeno (56 km) and Lake Trasimeno (50 km) are all less than an hour away.

Golf lovers will have plenty to enjoy. There are 3 superb golf clubs less than an hour away:

- Perugia Golf Club (38 km away). A gently undulated 18-hole, par 72, 5,735-metre course, the core of which dates back to the late 1950s and with a clubhouse carved out of an old lime kiln from 1921. It still has the imperious towers, guarding the course that is reminiscent of English golf courses.

- Antognolla Golf Club (52 km away). Considered one of the most beautiful and challenging golf courses in Italy, 18 holes, par 71, 6,112 metres. The Antognolla course is known for its long, sloping fairways, beautiful water obstacles and wide, wavy greens. In 2020, Antognolla was recognised by the prestigious World Golf Awards as ‘Italy’s Best Golf Course’, and was nominated in 2021 and 2022 as well.

- Lamborghini Golf Club (65 km away). This is a 9-hole, par 36 and 2957 metre golf course. It’s situated between Panicale and Lake Trasimeno on a 30 hectare plot of land, surrounded by wonderful woods and vineyards.

Also, in Assisi there is an international school (Assisi International School), which offers an innovative, comprehensive and enhanced school curriculum, with English language instruction from the earliest years of age. It includes: the Primavera (24-36 months), the Nursery School (3-6 years old), the Elementary School (6-11 years old) and the Middle School (11-14 years).

The Perugia airport is 20 km away, while Rome’s international airports of Ciampino and Fiumicino are 205 and 220 km away, respectively.

Description of buildings

The Fortilizio della Pieve was built in Medieval times, probably as a defensive fortress, which we can see by the crenels and the imposing tower, still present today. Over the centuries the property has had several owners. It had various noble owners, and in the 1400s there was also monastery of Clarisse (Poor Clares). During that time, a small church was built adjacent to the building (and it still exists today but it is not included in the sale because it belongs to another property).

The building has two main levels, in addition to the bell tower and a basement, with a net saleable area of about 597 square metres.

Ground floor

The ground floor has a net saleable area of about 247.5 square metres and features the following:

- an apartment with kitchen/living room with fireplace and small storage area, 2 bedrooms and 1 bathroom;

- a studio apartment with a bathroom;

- three additional independent areas that are currently unfinished.

First floor

The net saleable area of the second floor is about 272 square metres, divided up into two independent apartments:

- a main apartment with a large living room with a fireplace, loft and access to the tower, dining room with kitchenette, 4 bedrooms with private bathrooms, and an additional bathroom.

- a secondary apartment with a kitchen/living room, 2 bedrooms and 2 bathrooms.

The semi-basement

Tower

Access to the bell tower is on the second floor of the building: a small room (about 16 sq. m.) with a spiral staircase leads to the upper floor, where we find the bells.

The area is calculated on the basis of the net floor area including interior partitions and increased by 10% for load-bearing walls.  

State and finishing

External areas

The Fortilizio della Pieve is surrounded by about 5.5 hectares of private land (including the building site), part of which is parkland and mostly woodland.
