Brief description

Restored country villa divided into 5 apartments, surrounded by over 5000 sq.m of private garden with pool and small olive grove. In a convenient, secluded location.

Geographic position

Halfway between Spoleto (10 km) and Trevi (8 km), both around 10 minutes’ drive away, Villa del Clitunno is in a gently hilly, convenient and unisolated location, at the gates of a small town with a few shops, restaurants and bars.

The location is ideal for those who want to live in Umbria, visiting its historic towns and taking part in the many cultural events that take place in the area throughout the year, without giving up the quiet and relaxing lifestyle that you can only experience through contact with nature.

The property is in the heart of Umbria, half an hour from Assisi (35 km),  40 minutes from Perugia (50 km) and a little over an hour and a half from Rome (138 km), which can also be reached by train.

The nearest airport is Perugia, 45 km away (half an hour’s drive), while Ancona airport is around 165 km away and Rome Ciampino and Fiumicino airports are 155 and 170 km away respectively.

Description of buildings

A little lane lined with cypress trees takes you to a parking area, separated from the garden by lush trees and hedges.

The villa, which was created by restoring an old country house, has two floors, plus a section to the side which is a little lower than the rest of the house, and it measures around 258 sq.m in total.

The building is currently divided into 5 apartments with separate entrances.

Four of them comprise:

- living area with sitting/dining room, kitchenette and outdoor area for dining or sitting in the sun;

- double bedroom;

- bathroom.

The first floor apartment is divided as follows:

- open-plan living area with central fireplace, sitting room, dining area and access to a terrace;

- kitchenette;

- double bedroom;

- small study area;

- bathroom.

State and finishing

Villa Clitunno has been restored, retaining the typical features of historic Umbrian country houses, such as tiled floors, wooden doors and the traditional fireplaces. The exterior is plaster with a tiled roof.

The result is a well-balanced property which fits in well with the surrounding scenery.

External areas

The villa is surrounded by over 5000 sq.m of private land, some of which is landscaped garden, with lawns rich in ornamental plants, flowers, aromatic hedgerows and trees, while the rest is an olive grove.

The two ground floor apartments with the entrance on the lower side benefit from a portico which overlooks a pretty, landscaped lawn.

The apartment on the lower level has access to a secluded little garden, with a paved dining area and a small lawn at the front for exclusive use.

The first floor apartment has access to a covered terrace measuring around 8 sq.m.

Behind the villa in a high up, panoramic location with a view of the hills covered in olive groves, there is the pool area.

Use and potential uses

Villa del Clitunno is currently a tourist accommodation business in one of Umbria’s most famous and popular areas.

The way it is divided inside, into 5 separate apartments, is certainly perfect for those searching for a home along with a small accommodation business to generate an income.

It would also be possible with some modest modifications, to put the three ground floor apartments back together to create one home, and use the others as guest apartments or holiday rentals.
