Geographic position

Situated in Umbria, almost on the border with Tuscany, Villa San Teodoro is a property comprising the manor house, with caretaker’s lodge, guest house and various annexes, all requiring restoration, surrounded by over 3 hectares of grounds with swimming pool.

The location is perfect, at the gates of a little community straddling the provinces of Terni and Perugia, in a hilly and panoramic area.

The property is only 6 km from Città della Pieve, in a central location in relation to some of Umbria and Tuscany’s most important historic centres: Castiglione del Lago (29 km), Chianciano Terme (30 km), Orvieto (40 km) and Montepulciano (40 km), can be reached in around half an hour, with Perugia (46 km) and Pienza (51 km) just a little further.

Florence (150 km) and Rome (155 km) are an hour and a half away by car.

The nearest airport is Perugia S. Egidio, just 55 km away, while the international airports of Rome Ciampino (162 km), Rome Fiumicino (179 km) and Florence (159 km) can be reached in around an hour and a half thanks to the connection with the A1 motorway (11 km away). 

Description of buildings

At the entrance to the property there is the Caretaker’s Lodge, with two floors and a picturesque turret, and a total surface area of 224 sq.m. Next to this there is a large building with three floors, originally used as guest accommodation, with a total surface area of 1025 sq.m of which around 630 sq.m comprises cellars, storerooms, parking spaces etc. and the rest is living space.

The Manor House is set back a little in a more secluded location, surrounded by the garden and the grounds with trees. It has a total surface area of 884 sq.m (of which 85 sq.m comprises the cellar on the basement floor) over four floors, and a pretty, panoramic roof terrace of 78 sq.m.

 

In addition, the property includes an 88 sq.m greenhouse and various annexes adding up to around 150 sq.m. 

State and finishing

The Manor House was built at the beginning of the 1900s, while the other buildings were built after 1960. The roof of the villa was fully restored in 2012 and its facades were plastered and painted, however, the inside requires restoration and all the appliances need to be modernised.

The other buildings (caretaker’s lodge, farmhouse etc.) are built with exposed brickwork and local stone, and their roofs are currently being completely refurbished, but they will also require complete internal  restoration.

The grounds which surround the villa extend for over 3 hectares and include a pool, an Italian style garden and a large pine forest.
