Brief description

A large estate in a scenic location, with a refurbished Resort and two Hamlets, used as an hotel facility, with common outdoor areas, swimming pools, tennis and soccer fields, parking lots, vineyards and olive groves.



Geographic position

Tenuta del Poggio Valdambra is located on a hill overlooking the Val d'Ambra, with a wonderful view of the southern Chianti region and the typical Tuscan countryside.

The location is optimal and centrally-located with respect to some of Tuscany's most celebrated historic cities, with Arezzo (30 km) and Siena (36 km) just a half-hour drive away and Florence (58 km), Montepulciano (57 km), Pienza (64 km), Montalcino (72 km) and Bagno Vignoni (75 km) all about an hour away.

The nearest town is Bucine, 5 km away, where you can find all kinds of stores for all your daily needs.

The property is also easily accessible from Rome in less than two hours (220 km), from Bologna in 90 minutes (150 km) and three hours from Milan and Turin.

Golf lovers can reach "Le Miniere” Golf Club in about half an hour (24 km away). There is a school field where, in addition to practising their swing, Club members can compete with real game strategies applicable on 3 holes, and nearing completion (by 2022) is a new 9-hole par 35 course, with "championship" characteristics.

Nearby airports are Florence, 72 km away (an hour's drive) and Perugia, 110 km away (an hour and a half away).

Description of buildings


The resort includes 10 apartments, 3 villas, 4 rooms with bathrooms for hotel use, wine bar and dining room, totalling about 2,511 square meters.


All homes are equipped with air conditioning and mosquito screens, new Tuscan-style furniture, lights, kitchens with fine appliances, safes, etc.


In the resort we also have:

- the gym with locker rooms;

- the mosaic steam bath;

- the tennis court;

- the soccer field with lights;

- the swimming pool with whirlpool;

- a multifunctional area, about 553 net sq. m., which is under construction and will have the reception, offices, a conference room, a restaurant with a wine bar, a private room, a kitchen, and bathrooms;

- technical rooms: warehouses, sheds, agricultural sheds, and storage rooms measuring about 600 sq. m.;

- outdoor areas of approximately 1,400 sq. m., paved in stone and terracotta.


Also included in the sale are about 79 hectares of land, which have always been organic, in which we also have about 13 hectares of vineyards that are already complete and in production, an olive grove in production with about 600 plants + about 2,000 7-year-old plants, about 6 hectares of arable land, about 41 hectares of tall forest, and a natural lake of about 4,500 sq. m.



About 400 meters from the Resort, on a property that covers more than 5 hectares, we find the two hamlets, which enjoy one of the most beautiful and evocative views of the Val d'Ambra.

There are 18 dwellings with various sizes, all with large private gardens and with architectural features that are typical of late 19th-century farmhouses.


The first hamlet consists of 6 buildings, including 2 semi-detached villas of historical value, 2 single-family villas, and 1 additional single-family villa of particular value (larger in size, with a large garden with infinity pool and private land).


The other hamlet consists of 5 buildings, including 2 single-family villas, 1 semi-detached villa, and 2 three-family villas.


Between the two hamlets, in the common green areas, there are:

- 2 parking areas;

- 3 swimming pools including one 7x14 sq. m. for adults, one 6x6.30 sq. m. for children, and one 6x3.80 sq. m. with a whirlpool; they are all infinity pools;

- a paved solarium of 50 sq. m.;

- squares and outdoor paving that measures about 2,400 square meters.


Each house has its own outdoor pergola made of chestnut beams and a private garden (from a minimum of 422 sq. m. to a maximum of 3,541 sq. m.).


About 300 3/4-year-old olive trees and 9,000 ornamental plants have been planted in the outdoor arrangements, and an irrigation system for the common areas of about 5,000 linear meters has been constructed.

Partitions between the dwellings were made of stone walls that are 90 cm high, interspersed with greenery and wooden fences.

The power lines were completely buried, measuring about 2,000 linear meters.

For the water, two wells were drilled so that each hamlet remains connected to a well with a 10,000-litre water collection tank, which is useful for supplying the individual tanks (which were buried in the houses) with 500 litres each. Each dwelling is equipped with a water filtering system.

In each dwelling, a gas tank was also buried in the garden to be used for heating, hot water, and cooking.

Five gates with video intercom were built; a satellite antenna was installed in each Hamlet.

State and finishing

The materials used in the renovation of the resort and the two hamlets are the same and they are all the highest quality. Impruneta terracotta floors and stairs, chestnut beams and morels, terracotta tiles, bathroom and kitchen linings by Cerdomus, bathroom fixtures by Sbordoni, Framirè solid wood window frames with hatches or shutters, Toulipiè solid wood interior doors, F.lli Rossi faucets, Runtal radiators, Sile boilers, pietra serena thresholds and window sills, etc.

External areas

The entire estate is surrounded by a total of 85 hectares of organic land, planted with productive vineyards and olive groves, with 40 hectares of tall forest and a lake of about 4,500 square meters.

Tenuta del Poggio Valdambra already has a tourist-accommodation destination and, given its size and location in the heart of Tuscany and in a centrally-located position with respect to the region's main historic districts, it certainly deserves to keep this natural vocation unaltered.
