Geographic position

Tenuta dei Gelsomini is situated in a hilly and panoramic location, just 7 km from the centre of Spoleto, and comprises the main farmhouse, split into 8 separate apartments; a separate building with the restaurant and two large spaces on the ground floor; and of 9.8 hectares of land with an area used as a garden with swimming pool.

The location is convenient and well-connected: the nearest populated area is less than a kilometre away and has shops and services for daily requirements.

Spoleto is less than 10 minutes’ drive away, as is the high-speed motorway, which allows you to reach some of Umbria’s most important historic centres: Trevi (24 km), Todi (36 km), Spello (41 km), Assisi (53 km), and Perugia (70 km).

The nearest airport is Perugia (62 km), 45 minutes away. Rome (123 km) and its airports are around an hour and a half’s drive away (Fiumicino 157 km and Ciampino 139 km).

Description of buildings

The property comprises the main farmhouse, which has two floors plus two loft rooms, for a total surface area of around 549 sq.m.

The building has been restored and split into separate apartments of various sizes, each completely independent.

On the ground floor there are three apartments comprising a living room with kitchen, two bedrooms and a bathroom (apartments 1,2 and 3) and a studio apartment (apartment 4). Also on the ground floor there is the reception, a changing room, a guest bathroom and a space used for the central heating and a storeroom.

 Meanwhile, on the first floor, there is an apartment with living room/kitchen, two bedrooms and a bathroom (apartment 5), an apartment with entrance/dining area, kitchen, bedroom, bathroom and a small porch (apartment 6) and two studio apartments with bathroom, loft room in the attic and outdoor porch (apartments 7 and 8.)


On the ground floor there is the restaurant, with a large covered patio overlooking the valley, a professional kitchen, a bathroom for staff and two guest bathrooms (including one disabled bathroom).

The lower floor is a basement at the back and opens out onto the garden with swimming pool, and has two large spaces which are still undecorated, currently used for storage. 

State and finishing

The farmhouse has been recently restored and is in perfect condition.

The apartments are comfortable, bright and well-built. Each one has ceilings with original bleached tiles and some of the walls feature exposed stonework.

The second building, with the restaurant and storerooms was built for purpose. 

External areas

The property is surrounded by 9.8 hectares of private land, some of which is arable land and some woodland. The land around the house is used as a garden, with lawn, swimming pool, beach volleyball court and a large car park.
