Brief description
Historic palazzo with several floors, large panoramic garden, terraces, storerooms and old stables, for sale in the historic centre of Massa Marittima. Palazzo measures 1,368 sq.m in total, plus 282 sq.m of storerooms and the old stables measuring 361 sq.m. Perfect as a private residence or converted into a charming hotel.
Geographic position
Palazzo del Belvedere is situated in the pretty historic centre of Massa Marittima, a historic, medieval village perched on a hill in a strategic location.
The town, and the palazzo in particular, has a panoramic view of the valley below, all the way to the sea, and on particularly clear days, to the Island of Elba and sometimes Corsica.
The property comprises the stately home, with its elevated garden, terraces and picturesque tower, and the former stables with an internal courtyard.
The location is convenient in relation to the sea, which is just 20 km away, and central in relation to some of Tuscany’s other important historic cities: in about an hour, you can get to Siena (63 km) and Montalcino (80 km), while San Gimignano (75 km) and Pisa (130 km) are an hour and a half away, and Florence (112 km) is two hours away.
The connection to the motorway is 15 km away and allows you to reach Grosseto airport (48 km) in three quarters of an hour, while Pisa (127 km) and Florence (120 km) airports are less than two hours away.
Description of buildings
The property comprises the stately home, with garden, terraces and picturesque tower known as “the clocktower”, and the former stables with courtyard and porticoes.
Stately Home and Clocktower
The stately home and the tower measure around 1,368 sq.m in total over various floors, the first three served by a lift, plus a storage on the firsta floor measuring 130 sq.m and two separate buildings used for storage measuring 80 and 72 sq.m.
On the ground floor there is the entrance hall, billiard room, three areas used as studios, three storerooms, the private chapel with two small rooms used as the sacristy, and the boiler room.
The ground floor provides access to the beautiful, panoramic raised garden, which can also be accessed directly from outside the property. There are lots of usable areas, the fountain, a gorgeous greenhouse, the aviary and the two storehouses measuring 80 and 72 sq.m, one of which sits on a magnificent panoramic terrace decorated with ornamental statues.
The first floor of the palazzo hosts the living area with three large rooms and three small ones, used as living room, studio, sitting room and dining room, plus a bathroom. Also on this floor, there is the wing of the palazzo used as the staff quarters, comprising kitchen, pantry, walk-in wardrobe, four bedrooms and a bathroom.
The second floor (the piano nobile), is divided into a large hall, two sitting rooms, six bedrooms and six bathrooms.
From this floor, there is access to a tower with a little studio used as an observatory on the third floor, with a terrace above.
The clocktower comprises small areas, over three floors, used for the maintenance of the clock.
The old stables
On the basement floor, with its own entrance from outside the property, there are three large areas which were originally used as stables, three further small storerooms, an internal courtyard and the portico which was used for parking carriages.
The covered area of the stables measures 361 sq.m in total.
State and finishing
Externally, the palazzo has been well looked after and fits in perfectly with the medieval square next door. Inside, the original refined features are still there, including some frescoed ceilings, but some restoration and maintenance work is required.
External areas
Palazzo del Belvedere benefits from large terraces and a pretty garden measuring over 800 sq.m, with portico, ornamental trees and plants, from which you can admire the view of the valley below, all the way to the sea.
The garden also features a gorgeous greenhouse for growing flowers and plants, a charming clocktower and an aviary, which combine to create a captivating feeling of a bygone era.
In the stable area there is an internal courtyard and a portico, which used to be used for parking the carriages.
Use and potential uses
Palazzo del Belvedere has great potential and a variety of possible uses: as a private residence, thanks to its charm and its breathtaking panoramic view, as a stately home, for its impressive appearance and surroundings, or as a charming hotel, given its large size, which, following some restructuring, would allow for the creation of a substantial number of bedrooms.
