Geographic position

Assisi Mon Amour is a historical building in Assisi, overlooking the valley and the Rocchiocciola, near Rocca Maggiore and San Rufino.

The property's location is ideal since it’s practically in the old town centre away from traffic but also easy to get to by car and with convenient parking spaces nearby.

Assisi is one of Umbria’s most attractive historical towns and the birthplace of St Francis, Italy's patron saint and a symbol of peace. Assisi bustles with tourists all year round and has plenty of restaurants, bars, and shops. It also has schools from kindergartens to high schools, including the "Assisi International School” for children from 3 to 14, and the Tourism Economics department of the University of Perugia.

This property is 27 km away from Perugia and its universities (University of Perugia and the University for Foreigners), meaning less than a thirty-minute drive. Furthermore, it’s near all Umbria's historical towns and attractions, including Spello (12 km, 15 minutes away), Spoleto (44 km, 40 minutes away by car), and Lake Trasimeno (46 km, 40 minutes away). Umbria is considered Italy’s green heart and the ideal destination for nature lovers and outdoor sports enthusiasts. Cyclists, mountain bikers, hikers, backpackers, rafting and canyoning lovers, and horse riders have plenty to enjoy in this region.

And if you are up for a nice golf session, you can easily reach Perugia’s Golf Club, which is just 34 km away (30 minutes by car). This gently wavy golf course has a par of 72 and a central core that dates back to the late 1950s. Its clubhouse is an old lime furnace dating back to the 1920s and has maintained the imposing towers that overlook the entire course.

The airport of Perugia is the nearest one (15 km away, half an hour by car). The airport of Ancona (117 km) can be reached in one hour and a half and that of Florence (187 km) in about two hours.

On the right, a living room with a fireplace leads to the three bedrooms (one of which has a small en-suite bathroom), an additional bathroom, and a storage room.

The secondary residence

334 sq.m - living room with a fireplace - study - dining room - kitchen - sitting/dining room - 3 bedrooms - 3 bathrooms

Santa Chiara Historic Residence is a portion of a three-floor building with an independent entrance. It has a net saleable area of about 334 sq.m and includes a 470 sq.m garden.

This property has an elevated position above the driveway. It includes an independent entrance with a staircase that leads to the first portion of the garden, with access to a storage room and a cellar.

From here, another staircase leads to the main garden and the apartment.

The entrance is large and light-flooded thanks to a glazed wall. The living room with a fireplace, a bedroom, and a bathroom are on the left wing. The right wing includes a study featuring a glazed wall and the dining room on the ground floor. From here, you can reach the two upper floors.

The first floor includes a kitchen, a living/dining room, and a storage room.

The second floor has two large bedrooms and two bathrooms.

These two apartments have two independent entrances. The garden can be used as a shared area or be divided into two portions since it has a double entrance.

The measurements provided indicate the liveable surface area.

The liveable surface area is the same as the walkable surface area (which includes internal walls) plus 10% to take into account supporting walls.

The surface area occupied by stairs may only be calculated once.

The main residence and secondary residence can also be purchased separately. For further information, please find here below the links to the specific details for the two portions:

State and finishing

Assisi Mon Amour stands on the remains of ancient Roman walls, which are still visible today. It is also where the Confraternity of San Lorenzo was established in the Middle Ages.

This property still treasures a few details of its original structure, like inscriptions, part of the walls, and the buttresses of the original naves.

This beautiful residence has undergone several changes over the centuries. In the 1930s, the Countess of Berkeley bought it to establish an art cenacle attended by prominent personalities of the time.

The story of the residence and the Countess was published in the book "Beaded Bubbles by Molly Berkeley), with an image of the garden on the cover (https://www.orfininumeister.it/collane/spazi-momenti-culture/unamericana-ad-assisi-2016/).

Most of the residence’s floors are handmade terracotta, some of which are very old, especially those in the former church, which also includes high ceilings with a cross vault.

The interiors feature a few exposed stone walls. The kitchen includes a fireplace with ancient carved cornices, coats of arms and decorations. One of the bedrooms features wood ceilings with tiles.

The antique interior doors are made of solid wood. Some of them feature exposed stone frames.

External areas

The 1,200 sq.m garden is an added value. It’s above the road and features a swimming pool and a carefully-tended lawn, including an evocative old well. Moreover, the most external and panoramic part of the garden features a paved area, perfect for outdoor lunches.

Use and potential uses

Assisi Mon Amour is located in the heart of Umbria, a global attraction for cultural and religious tourism. It’s half an hour away from Perugia and forty-five minutes from Lake Trasimeno. That’s why this property is the ideal solution for two families who wish to stay close together while maintaining their privacy or for those who want to live and start an accommodation business in the same property. In fact, the residence is divided into two apartments, allowing the owner and the guests to be independent.
