Brief description

Luxury property with large main villa, two outbuildings, private chapel, gym and pool, surrounded by almost 8000 sq.m of lush private grounds.

Geographic position

Villa delle Grazie is situated in a hilly location close to a small town just 3 minutes’ drive from San Severino Marche, half an hour from Macerata (26 km) and Camerino (25 km) and just one hour from the sea (Civitanova Marche, 56 km).

Whether you come along the old roman road that winds through the mountain peaks from Umbria, or from the Adriatic coast (57 km) through the rolling hills patiently tended by farmers, you cannot fail to be captivated by the typically Italian countryside, rich in history, art and traditions.

The property is not isolated and easily accessible; 5 km from the train station, 15 km from the junction with the SS77 motorway and 55 km from Ancona airport.

Description of buildings

The entrance gate is situated within the old walls which surround the property and invites you into the oasis that is the property’s grounds.

A lane goes through the grounds, running alongside the enormous, stunningly grand-looking villa, whose original charm remains untouched.

Surrounded by 7700 sq.m of lush grounds, the property comprises the main villa, two outbuildings and a private chapel, connected to the villa by an attractive portico with a kitchen and bathroom.

The main villa: approx. 1242 sq.m - 9 bedrooms

The building has two main floors plus a mezzanine and the picturesque tower (plus the old stables measuring 308 sq.m)

The main floor

Two stone lions guard the main entrance which provides access to the large staircase leading to the main floor, which makes up the living area for the main residence. A large, 56 sq.m living room with fireplace and decorated vaulted ceiling is the centre of the living space, with the spacious kitchen with dining area and the reading room beside it.

From the living room, a corridor goes to the sleeping area comprising six bedrooms with en suite bathroom, a comfortable room used as an ironing room and walk-in wardrobe, and a two-room apartment with kitchen/living room, bedroom and bathroom.

From the same floor, via an internal staircase, you can access the tower: a kind of large covered loggia which was once used by the servants to hang the laundry and today has been converted into a bright study with a view of the whole property and its grounds all the way to the hills which stand out on the horizon.

Mezzanine floor

This floor is situated between the ground floor and the main floor and is separate while still internally connected to the other two floors.

At one time, it probably housed the kitchens and pantries for the main floor, used by the servants.

Today, this area has been converted into a separate apartment with living room, kitchen, two bedrooms and a bathroom.

Ground floor

This floor is separated into two areas: one half houses two studies, the laundry, the boiler room, the electrical area, the area where the water is filtered, three guest bathrooms and some other utility areas, while the other half houses the old cellars.

The old stables: 308 sq.m in total

The old stables occupy part of the ground floor and are all in one single area which is remarkable for its old, imposing cross-vaulted ceiling, which is still intact: it is a large and versatile space, with the capacity for 200 people seated and 400 standing and ideal for hosting meetings, exhibitions, events and private dinners.

The Barn: 170 sq.m in total - 4+1 bedroom

The barn has two floors and is elegant and comfortable.

On the ground floor there is a separate apartment with a spacious kitchen/living room with large windows providing a stunning view of the grounds and the green hills around the property, a bedroom with en suite bathroom, a sitting room/bedroom with another bathroom and access to a porch measuring over 20 sq.m.

The first floor has been divided into three large bedrooms, all with private bathroom.

Outside there is a little garden entirely for use by this building, equipped with barbecue area and open-air kitchen.

The outbuilding: 202 sq.m in total - 3 bedrooms

This separate building, functional and elegant, has three floors, with its own garden complete with barbecue area, and is divided as follows:

- Ground floor with large kitchen/living room and a double bedroom with bathroom;

- First floor with large double bedroom with en suite bathroom;

- First and second floor with two-room apartment comprising kitchen/living room and bathroom and a bedroom with en suite bathroom on the floor above.

The chapel (40 sq.m in total) and the lemon house (40 sq.m in total)

To the left of the entrance gate, right along the boundary wall, there is the pretty private chapel overlooking a shady lawn and connected to the old lemon house, in the form of a little cloister.

The rooms in the lemon house have been converted into a fully equipped kitchen, two bathrooms and utility areas.

State and finishing

The villa was once the residence of an aristocratic family, who also owned the surrounding land until the 1700s. Between 1996 and 2000 it underwent constant recovery and restoration work both outside and inside to bring it back to its former glory, carried out by the skillful hands of local artisans. Between 2014 and 2015 the outbuilding was extended and improved with luxury finishings and home automation technology, to bring together the grandeur and the atmosphere of the past with all the comforts of the present.

External areas

When you go through the entrance gate, you truly feel like you have walked into an oasis.

Lanes invite you to explore the grounds, measuring around 8000 sq.m, where the scents and colours of the various tall trees and flowering shrubs come together in harmony with the large spaces ideal for sporting activities and the walkways dedicated to well-being, the pool, the gym and an organic orchard.

Use and potential uses

Villa delle Grazie is ideal for those looking for an impressive residence with separate spaces for guests, or for use as high-end tourist accommodation as a charming hotel. It is perfect for events, thanks to its outdoor spaces and attractive rooms along with the old stables which can host indoor events for up to 200 seated and 400 standing.

The Marches

The Marches - Italy

Neighboring regions:  Tuscany, Umbria, Lazio, Emilia-Romagna, Abruzzo, Adriatic Sea and the Republic of San Marino

Main centers:  Ancona, Pesaro, Senigallia, Sirolo, Fano, Urbino, Gabicce Sea, Numana, San Benedetto of Tronto.

Characteristics: situated on the eastern side of Central Italy, the Marche region is overlooking the Adriatic Sea.

The Marche is known and appreciated for the beauty of the coasts (180 miles of coastline) with some fine sandy beaches, other with stones and gravel, and other also with steep rock faces that at times fall sheer into the sea, creating beautiful coves and creeks reachable only through small paths or by sea.

The territory is characterized by quaint historic villages and cities of art, by an important natural heritage rich in parks (Monti Sibillini, Gran Sasso-Monti della Laga, Conero, among others) and nature reserves and by the presence of the Apennines, which stretches out towards the sea creating a series of rolling hills.

The climate is temperate in the coastal area, with relatively mild winters and summers that are cooled by sea breezes; in inland areas the summers are cool and winters are cold with possible snowfalls.

Property offer: the beautiful hilly territory of the Marche is particularly appreciated for its well-cared and intact countryside where you can still find characteristic farmhouses with prices which tend to be lower than in the regions of Umbria and Tuscany. Very requested are also the villas overlooking the sea in Fano, Pesaro, Senigallia, Sirolo, Numana, San Benedetto of Tronto.
