Geographic position

Villa delle Grazie is situated in a hilly location close to a small town just 3 minutes’ drive from San Severino Marche, half an hour from Macerata (26 km) and Camerino (25 km) and just one hour from the sea (Civitanova Marche, 56 km).

Description of buildings

The entrance gate is situated within the old walls which surround the property and invites you into the oasis that is the property’s grounds.

A lane goes through the grounds, running alongside the enormous, stunningly grand-looking villa, whose original charm remains untouched.

Surrounded by 7700 sq.m of lush grounds, the property comprises the main villa, two outbuildings and a private chapel, connected to the villa by an attractive portico with a kitchen and bathroom.


The main villa: approx. 1242 sq.m - 9 bedrooms

The building has two main floors plus a mezzanine and the picturesque tower (plus the old stables measuring 308 sq.m)


The main floor

Two stone lions guard the main entrance which provides access to the large staircase leading to the main floor, which makes up the living area for the main residence. A large, 56 sq.m living room with fireplace and decorated vaulted ceiling is the centre of the living space, with the spacious kitchen with dining area and the reading room beside it.

From the living room, a corridor goes to the sleeping area comprising six bedrooms with en suite bathroom, a comfortable room used as an ironing room and walk-in wardrobe, and a two-room apartment with kitchen/living room, bedroom and bathroom.

From the same floor, via an internal staircase, you can access the tower: a kind of large covered loggia which was once used by the servants to hang the laundry and today has been converted into a bright study with a view of the whole property and its grounds all the way to the hills which stand out on the horizon.


Mezzanine floor

This floor is situated between the ground floor and the main floor and is separate while still internally connected to the other two floors.

At one time, it probably housed the kitchens and pantries for the main floor, used by the servants.

Today, this area has been converted into a separate apartment with living room, kitchen, two bedrooms and a bathroom.


Ground floor

This floor is separated into two areas: one half houses two studies, the laundry, the boiler room, the electrical area, the area where the water is filtered, three guest bathrooms and some other utility areas, while the other half houses the old cellars.


The old stables: 308 sq.m in total

The old stables occupy part of the ground floor and are all in one single area which is remarkable for its old, imposing cross-vaulted ceiling, which is still intact: it is a large and versatile space, with the capacity for 200 people seated and 400 standing and ideal for hosting meetings, exhibitions, events and private dinners.


The Barn: 170 sq.m in total - 4+1 bedroom

The barn has two floors and is elegant and comfortable.

To the left of the entrance gate, right along the boundary wall, there is the pretty private chapel overlooking a shady lawn and connected to the old lemon house, in the form of a little cloister.

State and finishing

The villa was once the residence of an aristocratic family, who also owned the surrounding land until the 1700s. Between 1996 and 2000 it underwent constant recovery and restoration work both outside and inside to bring it back to its former glory, carried out by the skillful hands of local artisans. Between 2014 and 2015 the outbuilding was extended and improved with luxury finishings and home automation technology, to bring together the grandeur and the atmosphere of the past with all the comforts of the present.
