Description of buildings

This property is the largest portion of a tiny village built around an eleventh-century watchtower, which has been transformed over the centuries into a palace, then a small border barrack, a hunting pavilion, a stage station and a dwelling for travellers headed to Perugia or for those who were crossing Italy from one sea to the other.

Even if it’s a portion of the entire property, Palazzo Nobile della Cornia is a haven of privacy, thanks to the private land that surrounds it.

Today, the facility stretches over 945 m2 (net saleable area) and is intended for accommodation purposes. It counts 5 apartments, large communal areas, and a fully equipped kitchen where you can organise small events for 30-40 people in the winter and 80-100 people in the summer, still being possible to get back being a single home for a large family.

The communal area, kitchen, two storage rooms and one bathroom are on the ground floor of the main portion (this portion can also be transformed into a single apartment of over 250 square meters). The upper floors house 3 independent apartments:

Apartment 1 - First floor

The apartment consists of a large living room, a kitchen with a dining area, a sitting room, a study, four bedrooms and two bathrooms.

Energy class: G. EP gl,nren: 165,490 KWh/m2 per year.

Apartments 2 and 3 - Second floor

Both these apartments have a kitchen/living room, two bedrooms and a bathroom.

On this floor, there are also an additional room with a bathroom, an independent staircase from the first floor, two lofts and a storage room.

Energy class of both the apartments: F. EP gl,nren: 212,820 KWh/m2 per year.

The left wing of the residence houses other two apartments with an independent entrance and a technical room:

Apartment 4 - Ground floor

It consists of a living room with a kitchenette and two bedrooms, both with an en-suite bathroom.

Energy class: G. EP gl,nren: 221,580 KWh/m2 per year.

Apartment 5 - Ground and first floor

The entrance is on the first floor, where there are the living room, a kitchenette, two bedrooms with a private bathroom and an additional bedroom with a bathroom on the ground floor (and direct access also from the outside).

Energy class: G. EP gl,nren: 221,580 KWh/m2 per year.

The property also has three useful outbuildings (14 m2, 22 m2 and 33 m2,respectively), which can be used as a storage room or warehouse, and three sheds (54 m2, 69 m2 and 98 m2,respectively).

State and finishing

This property was acquired by the current owners at the end of the 19th century and was an excellent commercial farm specialised in the cultivation of mulberry for silkworms. Once the fortune of autochthonous silk was over, both the palace and the tower were turned into a summer country house. Now, it’s a house and an accommodation business.

The accurate and conservative renovation has maintained the old charm of the historical residence, thanks to the traditional external finishes, artisan terracotta floors, ceilings with wooden beams, large and cosy fireplaces, and internal and external solid wood fixtures.

External areas

The surrounding 2-hectare land (20,840 m2) includes a garden and a fruit orchard.

The 15x8 m swimming pool (2.40 m deep) is surrounded by tables, chairs and sunbeds, arranged to ensure everyone’s privacy.

There’s also a large and shady private parking lot.

Use and potential uses

Palazzo Nobile della Cornia is the perfect place for those who a looking for a property immersed in Umbria’s nature and want to start a profitable accommodation business. Thanks to the fact that it’s divided into apartments and is 10 minutes away from Perugia by car, this residence is the perfect solution also for multiple families that want to stay close yet maintain their privacy.
