Geographic position

La Vedetta sul Lago is situated in the medieval village of Tuoro sul Trasimeno, on the northern shore of Lake Trasimeno.

The area, known historically for the famous “Battle of Trasimeno,” in which there was a confrontation between the Roman legion and the Carthaginians led by Hannibal, is today a well-loved tourist destination, thanks to its picturesque historic centre and the pretty beachfront, with its little beach where you can relax and take walks along the banks of the lake.

 It is in Umbria, but is just 5 km from the border with Tuscany, and a few minutes’ drive from the lake’s other main towns, Passignano sul Trasimeno (5 km) and Castiglione del Lago (16 km), and twenty minutes from Perugia (30 km).


Tuoro is also the perfect starting point for day trips to explore the region’s other historic centres, in less than an hour, it is possible to get to Cortona (15 km), Montepulciano (34 km), Chianciano Terme (40 km), Città di Castello (49 km), Pienza (53 km), Assisi (55 km), Arezzo (60 km), Gubbio (69 km) and Todi (76 km).

You can also get the ferry from Tuoro to Isola Maggiore.


The nearest airport is Perugia (42 km), half an hour away, while Florence (132 km) and Ancona (146 km) are around an hour and a half away.

Description of buildings

La Vedetta sul Lago is a recently restored townhouse with a small, private garden (on two sides of the building) and terraces, in the centre of Tuoro.

Currently split into two separate apartments, it measures 320 sq.m in total over 4 floors.


The first apartment is on the ground floor, with two entrances, from the private courtyard and from the street.

It comprises a spacious living area with kitchen/dining room and sitting room, double bedroom with walk-in wardrobe, bathroom and storeroom.

There is also a cellar with its own entrance on the ground floor.

On the upper floors, there is the main apartment, which is accessed via an outdoor staircase that ends at a pretty terrace measuring 15 sq.m, covered by a pergola.

The first floor comprises the entrance hall, the dining kitchen with island, the double bedroom with two large wardrobes and an en-suite bathroom with hydromassage tub.


On the second floor, there is a large living room, a utility room, the storeroom, the attic and a pretty terrace measuring 10 sq.m with panoramic view of Lake Trasimeno.

On the top floor, there is another large sitting room, which has a bathroom next door with shower, and could be used as another bedroom.

State and finishing

The house has been recently restored and is in excellent condition.

Its main feature is, of course, the view of the lake, visible from most of the rooms, especially from  the pretty terrace on the second floor.

The exposed stonework exteriors have been maintained, and the main apartment has a traditional interior, with tiled or parquet floors (in the bedroom and the sitting room on the first floor), parts of the wall with stone detail, a large fireplace in the kitchen, and decorations on the walls and ceiling of the top floor, which is a mezzanine.

The fixtures are solid wood, with decorated interior doors.

In the bedroom, a large, hand-painted stained glass window functions as a partition between the bedroom and the en-suite bathroom, where there is a tub/shower with hydromassage and a little balcony.

In contrast, the ground floor apartment, while it still has the original vaulted brick ceilings, has a more modern style, thanks to the light wood floors and the bathroom fixtures and fittings.

External areas

In addition to the property’s entrance, bordered by a gate which opens onto a paved lane surrounded by roses, the house also benefits from a pretty, private garden measuring around 100 sq.m, which is also accessible by car.

There is also a covered terrace measuring around 15 sq.m by the entrance to the main apartment, also accessible from the kitchen which makes it ideal for outdoor dining, and another terrace measuring around 10 sq.m on the second floor, with a magnificent view of Lake Trasimeno, Isola Maggiore and Isola Minore.
