Brief description

Large, luxurious villa with outbuilding and private church. With representative living spaces, a total of 10 bedrooms and 13 bathrooms, the property is complemented by a 2.2-hectare park with a swimming pool and a tennis court.

Geographic position

Villa Bellavista is located just 7 km from Macerata, an ancient medieval town famous for its monuments: the Sferisterio Arena, popular among numerous well-known singers and orchestra conductors because of its fine acoustics, Palazzo Ricci with its important twentieth-century Italian art collection and Palazzo Bonaccorsi.

We are just 10 minutes from Macerata (7 km) and, for golf enthusiasts, 40 km from an 18-hole golf course.

Recanati, the birthplace of Giacomo Leopardi (14 km) and Loreto (21 km), city of the Madonna and famous for its sanctuary, can both be reached in just twenty minutes.

The Adriatic Sea is approximately 20 minutes away by car and in just 30 minutes you can get to Monte Conero, with Sirolo and its distinctive rocky coastline, the only, splendid interruption in hundreds of km of sandy beaches along the Adriatic coast.

The airport of Ancona is 58 km away (50 minutes by car).

Description of buildings

The property consists of the villa, with a commercial surface area of 886 sqm, as well as two large terraces of 87 sqm and 25 sqm and porticoes of 83 sqm, an outbuilding with a commercial surface area of 251 sqm and a small private church of 70 sqm.

It is surrounded by approximately 2.2 hectares of private park with a swimming pool and a tennis court.

Built on multiple levels, the villa overlooks the valley below, with a view that extends as far as the sea and the picturesque Monte Conero.

On the ground floor, a spectacular entrance hall leads to the spacious living area: large glass doors allow you to enjoy the splendid view or go out onto the 87-sqm terrace.

On this floor, there is also a kitchen, a dining room, conversation areas, a reading room, a TV area and a bathroom

From the entrance hall, there is an impressive staircase with wrought iron banisters leading to the first floor, while a second staircase, made of wood, leads down to the floor below.

On the first floor, there is a reading room and five large bedrooms, each with a private bathroom.

On the second, attic floor, there is a living room with access to a 25-sqm terrace and 4 rooms with 3 bathrooms.

The basement floor, which is almost completely above ground, consists of a billiards room, a kitchen, a dining area with access to a large portico, two bedrooms, two bathrooms, a gym area, several equipment rooms and storerooms.

Not far from the villa, there is an outbuilding on two floors. On the top floor, there is a living room, a kitchen, 3 bedrooms and a bathroom. On the basement floor, there is a hobby room/garage and a bathroom.

Completing the property, there is a small, consecrated church, dating back to 1462, which underwent renovation work in 1991.

The measurements provided indicate the liveable surface area.

The liveable surface area is the same as the walkable surface area (which includes internal walls) plus 10% to take into account supporting walls.

The surface area occupied by stairs may only be calculated once.

State and finishing

Villa Bellavista is a historic dwelling that dates back to the early 19th century.

The property originally belonged to a noble family from Piedmont. They spent their summers here, offering accommodation to wealthy, noble, internationally renowned characters, among whom Gabriele D' Annunzio.

In the 1980s, Villa Bellavista was bought by an entrepreneur originally from the Veneto region. He renovated it completely, giving it a style typical of his origins, thanks to the use of marble, inlaid wood and parquet flooring.

The church, which is still consecrated, dates back to 1462. Evidence of this exists in several texts in the Library of Macerata.

External areas

A splendid avenue of centuries-old pines leads into the park of approximately 2.2 hectares; large lawn areas, low flowering hedges, bushes and pathways surround the splendid swimming pool.

Use and potential uses

Villa Bellavista is ideal for those seeking an important high-level representative residence. The large size of the villa and the presence of several rooms with private bathroom also make it perfect as a relais hotel. Thanks to its position, near the beaches and at the same time surrounded by typical Marche countryside, it would also be possible to rent it out to groups for short holiday periods.
