Geographic position

Situated within a historic village overlooking the Spoleto valley, La Dimora Storica della Loggia is an attractive property with a panoramic view and a private garden of around 4.000 sq.m with swimming pool.

The village, beautifully situated on a hill around 600m above sea level, was built in the 12th century, and due to its strategic position was used as a military outpost to defend the Dukedom of Spoleto’s lands against attacks from bandits.
The property is just 12km from Spoleto and is in a central location equidistant from some of the region’s other important historic centres: Trevi (12 km) is a quarter of an hour away, Foligno(23 km) is 20 minutes away and Assisi (40km) and Perugia (55km) are around 45 minutes away.

The nearest airport is Perugia, at 50 km. 

Description of buildings

The historic residence is situated just outside the village, with a pretty panoramic view over the whole valley and of the garden, with swimming pool.

The property, with a total surface area of approximately 812 sq.m, comprises the main residence and an annex.


The main residence is currently divided into 4 separate apartments, but by restoring some of the pre-existing doorways and potentially building a new connecting hallway, it would be possible to use it as one home.  
Inside, in addition to the kitchen and the dining room. there are living spaces which could be turned into a sitting/living room, 7 bedrooms and 6 or 7 bathrooms (according to personal needs and required modifications). 

The main house is currently divided into 4 separate apartments, which are composed of:
 Apartment 1

Spread over two floors plus a picturesque tower, the first floor comprises the living room and the kitchen, which looks out onto a courtyard with a garden, the sitting room, a guest bathroom for the living area and two useful pantries.

On the first floor there are two bedrooms, one with terrace, and a bathroom. On the first floor of the tower there is a studio and a bathroom and on the top floor there is a bedroom. 


Apartment 2

Situated on the ground floor and comprises living room, kitchen, bedroom and bathroom.


Apartment 3

With entrance via the picturesque panoramic porch, apartment three is on the first floor and is divided into a living room, kitchen, bedroom and bathroom.


Apartment 4

Also on the first floor and with entrance via the porch, comprises kitchen, living room, with access to a bedroom on the mezzanine, another bedroom and a bathroom.

Finally, on the ground floor, there is another area with its own entrance, currently used as an ironing room/storeroom, with a bathroom.
The annex, with separate, independent access from the main building, is on three levelsr and comprises a kitchen, living room, two bedrooms, two bathrooms and a cellar.

State and finishing

The whole property has been restored and is in perfect condition.

Both inside and out, the historic apartment block retains some of its original features, such as the exposed stonework on the external walls, the tiled roof, the porch with 12 octagonal columns originating from the 15th century.

Inside, there are some original architectural features and finishings from the 16th century: the tiled floors, the fireplaces, certain areas with stone walls and vaulted ceilings.

External areas

La Dimora Storica della Loggia benefits from a private garden of around 4.000 sq.m, surrounded by large oak, elm and olive trees, which overlooks the Umbrian Valley.

The swimming pool is in the most panoramic and secluded part of the garden, in a position that is sunny all day and with a large, shady arbour beside it.
