Geographic position
Surrounded by olive trees and on the edge of a small hamlet in the heart of the Umbrian countryside, Casale delle Stelle is just 10 minutes (7 km) from the centre of Spoleto.
Its location is up on a hill and quite scenic, with a beautiful view of the entire valley and the olive groves, but also convenient and private.
Perfect if you are looking for a typical home where you can be in contact with nature. It is also close to Spoleto, a city that is rife with activities and cultural events throughout the year (including the world-famous Festival dei Due Mondi, which takes place every year between June and July). Casale delle Stelle is great as a permanent residence and also if you are looking to spend long holidays, in the typical ambiance of a small Italian village.
In fact, the location is also very convenient as a starting point to "experience" day trips to most of Umbria's historic towns. The property is just a quarter of an hour from the charming village of Trevi (21 km), and less than an hour from Spello (33 km), Assisi (45 km), Todi (50 km) and Perugia (63 km).
Rome (about 130 km) is is easy to reach by car or train in about an hour and a half, and in less than 2 1/2 hours you can travel to Florence.
Golf lovers will find two excellent golf clubs less than an hour away:
- Perugia Golf Club (71 km away). A gently undulated 18-hole, par 72, 5,735-metre course, the core of which dates back to the late 1950s and with a clubhouse carved out of an old lime kiln from 1921. It still has the imperious towers, guarding the course that is reminiscent of English golf courses.
- Antognolla Golf Club (85 km away). Considered one of the most beautiful and challenging golf courses in Italy, 18 holes, par 71, 6,112 metres. The Antognolla course is known for its long, sloping fairways, beautiful water obstacles and wide, wavy greens. In 2020, Antognolla was recognised by the prestigious World Golf Awards as ‘Italy’s Best Golf Course’, and was nominated in 2021 and 2022 as well.
Also quite interesting is that Foligno (only 28 km away) has a Liceo Scientifico "G.Marconi" with a Cambridge International system that adopts the solid and always current curriculum of the Italian Liceo Scientifico along with an international enhancement: the students study the Cambridge IGCSE Syllabus. This guarantees that when students receive their Italian scientific diploma, they will also have a "General Certificate of Secondary Education" (IGCSE) just like students in the British education system.
The airport is in Perugia, just 54 km (40 minutes) away by car. Rome’s Ciampino and Fiumicino airports are 150 km and 166 km away, respectively (less than two hours away by car).
Description of buildings
Casale delle Stelle was built considering the hilly terrain and it is on three levels. The ground and second floors are completely above ground. The lowest floor has an upper portion of the home leaning against the hill and a lower portion of the home opening out onto the garden.
The total area is about 333 square meters, plus terraces, divided into two apartments. The main one is on the ground and second floors and the guest apartment is on the lower floor.

Ground Floor: from a small portico with a typical wood-burning oven, we enter the kitchen of the main apartment, where we find a beautiful living room with a fireplace, the dining room, a bathroom and a storage room. From this floor you have access to a large terraced and scenic outdoor space measuring about 88 square meters.
First floor: this floor is the sleeping quarters, with three bedrooms and two bathrooms. By means of an external staircase you can descend to the terrace below.
Guest apartment - Basement floor - 118 gross sq. m. - 2 Bedrooms - 1 Bathroom
The apartment is completely independent and it is divided into a living room with kitchenette, two bedrooms and a bathroom, as well as a nice terrace measuring 45 sq m, overlooking the garden.
State and finishing
Casale delle Stelle is in excellent condition, both inside and outside.
The architecture is typical of Umbrian country cottages, with an exterior of exposed stone and a tiled roof.
In the main apartment we find beautiful handcrafted terracotta floors in the living area and wooden floors in the sleeping area; the ceilings are mainly made of wood in a natural colour. The only exception is the kitchen where the floor is ceramic tile and the ceiling (wooden) has been painted white, making the room airy and bright.
In the guest apartment, all the floors are terracotta and the ceilings are natural wood, except for the largest room, which has a white ceiling.
The bathrooms have all been remodelled. The two larger ones have a retro-style freestanding bathtub and the smaller one has a shower, with top-quality faucets and fixtures.
External areas
In addition to the beautiful panoramic terraces (the 88 sq. m. terrace belongs to the main apartment and the 45 sq. m. terrace belongs to the guest apartment). The farmhouse is surrounded by 2,280 sq. m. of land, in which we find a small area designated as a garden, an olive grove that produces olives, and the swimming pool, with tall hedges and herb bushes.
