Geographic position

Villa dei Glicini is an elegant country residence nestled among the hills, just 9 km from Todi. It is surrounded by a 2-ha plot of land at a wood’s edge and includes Mediterranean shrubs and olive trees.

This panoramic and private estate is very close to Umbria’s main historical towns. For example, Spoleto (41 km), Orvieto (45 km), and Perugia (52 km) are all less than one hour away.

Moreover, thanks to the E45 motorway (11 km), Rome (120 km) can be reached in 1 hour and a half, whereas the airports of Ciampino (136 km) and Fiumicino (150 km) are less than a 2-hour drive.

Todi is a 10-minute drive, where you can go for daily errands. Perugia airport is 55 km away, less than one hour by car.

Golf lovers can play at three important nearby golf clubs, one hour away from the property:

Perugia Golf Club (60 km away). A gently undulated 18-hole, par 72, 5,735-metre course, the core of which dates back to the late 1950s and with a clubhouse carved out of an old lime kiln from 1921. It still has the imperious towers, guarding the course that is reminiscent of English golf courses.

Lamborghini Golf Club (70 km away). This is a 9-hole, par 36 and 2957 metre golf course. It’s situated between Panicale and Lake Trasimeno on a 30 hectare plot of land, surrounded by wonderful woods and vineyards.

Antognolla Golf Club (81 km away). Considered one of the most beautiful and challenging golf courses in Italy, 18 holes, par 71, 6,112 metres. The Antognolla course is known for its long, sloping fairways, beautiful water obstacles and wide, wavy greens. In 2020, Antognolla was recognised by the prestigious World Golf Awards as ‘Italy’s Best Golf Course’, and was nominated in 2021 and 2022 as well.

Description of buildings

Villa dei Glicini has been recently renovated, perfectly mixing simple contemporary design, innovative systems, and traditional materials and architecture.

The villa includes a turret and develops over 2 floors. It has a net saleable area of 533 sq.m plus a 17.5 sq.m tool shed.

Ground floor

On the ground floor, we have a large living area with an entrance, a living room with a fireplace, and a kitchen/dining room with another fireplace. All these rooms feature large windows overlooking the lush garden.

The two French windows of the living room and dining room give access to a panoramic pergola (35 sq.m) overlooking the swimming pool and the valley.

The living area is served by a bathroom.

Moreover, the ground floor includes 4 bedrooms with an en-suite bathroom and a study with independent access from the rear portico.

Two bedrooms enjoy another 24 sq.m pergola, whereas another bedroom and the study have access to a 29 sq.m portico overlooking the back garden with a central well.

The turret

The turret is used as a master bedroom with a wardrobe and en-suite bathroom.

The semi-basement

The semi-basement includes a cinema, a spacious garage (about 58 sq.m and accessible from inside the villa), a cellar, storage rooms, a technical room, and a bathroom.

There is also a 17.5 sq.m tool shed near the villa.

The area is calculated on the basis of the net floor area including interior partitions and increased by 10% for load-bearing walls.

The porticoes area are calculated separately and should be added to the total area.

State and finishing

The villa has been recently renovated and is in excellent condition.

The exteriors have kept the characteristic exposed stone, whereas the interiors feature handmade terracotta floors in the living areas, wooden floors in the bedrooms, and two travertine fireplaces.

External areas

The villa is also surrounded by a 2-ha plot of land, including a beautiful garden, tall trees, and flowering shrubs. A beautiful weeping willow next to the stone well at the back of the house creates a striking effect of light and shadow.

Moreover, the two pergolas and the portico accessible from various rooms on the ground floor allow for outdoor lunches and dinners and relaxing moments.

Use and potential uses

Villa dei Glicini is the ideal solution for those looking for a peaceful place to live in contact with nature near a beautiful town like Todi and less than one hour from Umbria’s main towns.

Thanks to its architecture and position, this property is perfect for being rented through the international circuit of rentals when not in use.
