Geographic position

Villa La Gardenia is a luxury residence with swimming pool for sale in Umbria, in a panoramic location surrounded by the green Umbrian hills, overlooking Orvieto and its magnificent Cathedral.

It is situated just 8 km from the centre of Orvieto and the A1 motorway, which allows you to reach Rome (120 km) in less than an hour and a half and Florence (165 km) in less than two hours.

The nearest airport is Perugia, 80 km away, (around an hour’s drive), while Rome Ciampino and Rome Fiumicino international airports are 136 km and 154 km away respectively.

Description of buildings

Villa La Gardenia measures 620 sq.m in total over three floors.

The ground floor is home to the living space: a spacious living room and the dining room, with large French windows which open out onto the terrace, the sitting room with fireplace and the kitchen.

On the floor above there is the master bedroom with en-suite bathroom and two terraces.

The lower floor comprises three large guest bedrooms, each with en-suite bathroom and access to a panoramic terrace, and a three-roomed apartment with bathroom and its own entrance, for staff.

Inside the villa there is another residential floor which is currently unfinished, located off the garden facing Orvieto. This floor could be connected to the part above or could be completely separate, as it has its own entrance via a private gate.

Finally, the property includes several utility and technical areas.

State and finishing

La Gardenia is the result of the restoration of a small 19th century villa by the architect and designer Giorgio Pes, noted for his set design work on Luchino Visconti’s Bocaccio ‘70 and The Leopard and for having gone on to oversee the restoration of his private villa on Ischia. He was then appointed by Silvio Berlusconi for the restoration of Palazzo Chigi, Palazzo Madama and Palazzo Grazioli in Rome, while continuing to work on the restoration and furnishing of various luxury residences in Italy and abroad and of famous hotels, such as the San Domenico in Taormina.

The villa is in perfect condition, and still has all of the luxury finishings chosen by Giorgio Pes.

All of the furniture, also chosen by the architect Pes, can be purchased through separate negotiation.

External areas

The villa is surrounded by 6,000 sq.m of private garden, perfectly maintained, with large lawn areas, flowering trees and hedges, which frame the breathtaking view of Orvieto and its Cathedral, and a swimming pool with roman mosaic featuring a triton.

Use and potential uses

La Gardenia is perfect as a main residence or as a holiday home.

Due to its location, in the heart of Umbria and just 8 km from Orvieto, it would also be an ideal investment, which could be put on the weekly holiday rentals market while not in use.
