Description of buildings
Access to the property is through a pretty wrought-iron gate from which a stone paved lane leads to a large parking area with room for ten cars.
The villa, which measures around 550 sq.m in total, has three floors and is currently split into two separate apartments:
Apartment 1 (ground floor and basement)
-The ground floor comprises a large double living room with dining area and sitting room, the dining kitchen, three bedrooms and two large bathrooms. On the side overlooking the valley there are large panoramic terraces with a view of Orvieto;
-The basement floor, which has its own entrance from outside as well as indoor access from the ground floor, features a spacious, cheerful living room with fireplace, dining kitchen, pantry, two large guest bedrooms and two bathrooms.
Apartment 2 (first floor)
-Attic apartment with its own separate entrance, divided into a spacious living area with fireplace, dining kitchen, three bedrooms, two bathrooms and panoramic terraces.
At the back of the villa there is another building with a large garage and an area currently used as a gym.
State and finishing
Villa Melanie has been fully restored both structurally and in terms of insulation, both for heat and soundproofing, and also the internal finishings, all excellent quality and made in Italy.
The kitchens are custom-designed and feature fitted appliances.
The bedrooms and sitting rooms have parquet flooring.
The shutters are wood with double glazing.
The bathrooms are finished with the best quality tiles.
The shutters are unbreakable metal with locks and mosquito screens.
All the cupboards in the bedrooms and the living areas were custom made by hand, by a local carpenter.
External areas
The grounds, landscaped with tall trees and evergreens for guaranteed privacy, measure around 6600 sq.m, are fully fenced in and benefit from automatic irrigation and security camera systems.
Within the grounds there are little lanes which provide access both to the ground and basement floors of the villa, and a large parking area.
Situated a little above the villa, the recently-built swimming pool measures 10x6 m and features tuff and travertine coping and a panoramic view of Orvieto.
Use and potential uses
The villa is ideal both as a permanent residence, thanks to its proximity to Orvieto, or a holiday home.
The current layout, as two apartments, with the additional possibility of separating the basement floor, also makes it an interesting prospect for those looking for a place for two family units or for those who would like to generate an income by renting out the areas not in use on a weekly basis.
